I don’t know who gave them the notion that building a house is a good investment. As a matter of fact, it’s one of the worst!

How long do you have to wait to get to profit while you keep maintaining it.

At the end of the day, even if you sell, it’s the land that holds the bulk of the value. That house would have be old and no longer in vogue.

Buying house require maintenance fee which might equal or be more than the rent

Be careful! Not all Mutual Funds investments bring profits. Some are at a loss. You may even receive less than what you invested.

Tenants in Nigeria are a menace of landlords. Tenants pay landlords the first year rent, after that, they start to believe that landlord must have picked up the money to construct the house from the ground.

House rents can't cover your loan monthly repayment, never! If it takes 15-20 years to recoup the investment on building, will the bank give you 15-20 years to repay your loan?

The location and type of house, will determine the extent of the rental income part in repayment of the loan.

Do you think that if we are less selfish and less tribal, we can get our politicians to steal less and do more for the taxpayers, thereby reducing interest rates and making it easier to repay loans

The real question is how fast do you want cashflow?

I'm sure you don't have your own personal house. If all landlords dump their 100m in mutual funds, who will build the house you will rent?

You should buy or build a house put it up for rent. This will give u cash flow.. the rent is coming to u and ur house is still there intact.. and appreciating in value.. u can sell d house if u need ur money back any time... land can only grow your money but will not give you cash flow... Meaning once u buy it. U wunt get money from it unless u sell it... . Most wealthy people in the world are into real estate. It's d only business dat can hardly fail.. except if fire attacks or u buy a house with problems. My advice is.. go for properties.. out it up for rent. This will give u more money.. think about it. Fix deposit is not sure anymore... Many banks will fold up in 2026 and beyond

How can a land in Nigeria as we speak depreciate, explain to me i n actual reality as reflective of our present times.
A house will surely depreciate if you do not provide funds to maintain it, Land needs no maintenance.
True Gov can acquire it, but this is where due diligence comes into play.

It depends, if the house is affordable and in a good strategic location where you can easily recoup your investment back quickly (10-15 years)

Like I always said, the only enemy of Nigeria is corruption. If we don't kill corruption in Nigeria, it will kill us. And I don't support financial criminals because they share the same ethnicity or faith or political party with me. I know what I passed through to be where I'm today and I know how much I think about the future of my kids in this country.

To be sure, mutual funds (comprising of guaranteed income- TBs and bonds ) basically just compensate u for inflation.. cos their rates are usually just about2-3% above inflation rate..
House, lands apart from rent & capital appreciation also help to guard against inflation

Both of them is a good idea depending on some factors like the location, and how people respond to buying properties in that area. If it's a developing area it's btter for you to buy landed properties than building a house for rent. The reason is because you'll buy those land at a more considerable or moderate prices, and in a long or short run you'll sale at a more profitable price, people always rush things like that, and you won't spend much money on it like a full public house that cost a lot to build and also to maintain. You realise profit with ease it.

But if it's in a developed area both of them is still good too. The reason is because, when you buy landed or building property, it can be easily sold with huge profit realised in a short time. Furthermore, in a developed area prices can change at any time depending on desperately the buyer needs it. This is my business, I've seen how price was changed in a day for a particular house and the buyer still paid because is a developed area and business move there.


So think about it and consider your options.

This is the best investment. I personally do not fancy investing in real estate or land. Building a house and leasing is not a good idea because such a building is likely to deteriorate with time. Similarly land is also not a viable investment, in my opinion, because the level of appreciation may be disappointing in some cases and sometimes, when the need to sell arises, getting a good deal might take ages.


My go-to investments are mutual funds and gold.
