At least service providers can see that a debt does not automatically translate into equity in a business.

Posting this here gives service providers a chance to see the client's perspective and conduct themselves accordingly, ensuring they don't miss out on transformative opportunities.

Let me keep mute on the hiring another service provider until I see the response to the line-by-line breakdown of the MOU, although that is an option that is very much on the table.

You need not pay anything directly to LASBCA, the LASBCA fee (Stage Certification Fee) has already been paid while submitting your application for approval at the LASPPPA office together with the assessment fee which is meant for LASPPPA.

Well, it is a free country. There is nothing like authorisation to commence construction. Citizens are free to construct any private enterprise when they wish. However, if you are embarking on a construction above a storey building ( bungalow), you need to clear your structural drawings with the appropriate agency.

So what are you building, is it a bungalow? - the approval process is different. Is it a duplex or more than a storey building? If yes, have your architect to draw your plans and structural drawings for approval. This process in Lagos State can be frustrating but it is straight forward to be honest. All you need is to approve your plans and in certain situations, evidence payment of income tax. Have you done all these? If yes, then be careful regarding "authorisation to commence construction". I don't trust the Nigeria civil service. They are an almagam of corruption holding the country back.

What stage are you right now? Don't rush to building control just yet. Let's have a full understanding of the situation first. We should be able to advise further.

i have mostly worked on commercial builds, so i cant say what the requirements are for a domestic residence

it is better to go through the process, no matter how tortuous and frustrating

you CANNOT legally build a house in Lagos without approval.

you can bypass the process and all that - but it means you will be settling officials over and over again. and if you find yourself in a situation where your building is in a major contravention or maybe the govt want to expand the road by your place - OYO

I'm still in the business of supplying affordable and quality paints and giving quality advice based on experience on related issues.
I may not post some pictures due to privacy concern. I hope more of my clients make mention about my products supply.
I have mentioned severally about problems associated with cement screeding and my preference for recommending basecoat but it's left for the owner to decide.
I still have a similar cement related peeling of paint that is being corrected and would now need repainting even though it's not supposed to be repainted ideally. I have cropped images for education purpose for those interested.

Ok. You seem to be confident of what you are doing

I've always worked on the premise that when you get your Building Plan Approval from Building Control, this is the final stage and by default the Letter of Authorization to Commence Construction. I'm not sure this is yet another huddle you need to pay again.
