The 2 landlords I ever rented from were good to me.Mister reasonable and understanding,I rarely get tenants that default in payment.
You will know the true meaning of reasonable and understanding,when you start with stacking permits from LG and ends up with Lagos state government requirements that runs into millions.
People that started in a single room that managed their affairs well now own properties in banana island.
It's about a roof over our heads,nothing spectacular.Tell those with modest earnings to rent modest homes in their pocket range.
But if you look for premium apartment you pay in premium

Honestly it's so mad right now. The landlord of my friend increases his rent every year. From 120k for a mini flat in Akute to 250k to 450k and now he's sent a notice that the next rent will be 800k just for a mini flat!

Something needs to be done about this ASAP. No landlord should be allowed to increase rent in less than 3 years!

You guys make it seem as if it is the fault of landlord. A plot of land in Amuwo and other middle class areas on mainland is about 150million . Then add cement 10k per bag , iron rod 1million per ton. At the end of the day you have spent 400million for a six flat house. The average rental return worldwide is 5% , that means you need to make at least 20million annually. Dividing this by 6 flats gives about 3 ,300,000. Adding caretakers margin makes it 3,500,000. This new rates affects old houses as landlords start renovating to modern standards to partake in new rate .

Inflation is to blame
Or perhaps, the properties are just overvalued?

I get work for V.I , because I wan save money make I go Dey live for Magboro or Mowe.. you don calculate cost of transportation daily to work ?!.. that’s penny wise , pound foolish.

There’s school fees , feeding , black tax , flexing,.

This pattern no apply to modern day Nigeria where inflation and bad governance has taken over

Let me just say.
We have a lot of reasonable lanlord./lady
I stayed with akso.

I also do likewisw.
However when infkaton set in.
Some of us still try to leave the price at thst amoynr.
I changed when i met unreasonable tenants who wanted me to bear all cost while psying low when rhere are faults to be rectified. And they demanded immediate action even it was not a peak period.
I was basically spending all my monies on them.
Even rent that we refuse increase.
After inflation decided to increase this year. The kind of insulting remarks made change.
Someone was paying 500k rent up to this year for 2 bedroom apartment in Amuwo Odofin with prepaid meter and borehole with painted house.
When i said we had tried and we were going to habe to review to 800k. I got an insultive response.
I sent out and rented it at 1.5M to a lecturer.


I still have someone collection rent 800k below average rent in an area.
We are talking modern house with expensive roofing POP, tilles and 3 toilet prepaid meter water etc. for 2 bedroom
In this place fir such is 2M.

I still allowed 800k.

The best house to rent around Orile, Coker, ijoraa and other area is HOUSE WITH SIGN LIKE THIS HOUSE IS NOT FOR SALE. other building in this axis are going for sale. Before u rent ve careful . Ask around about the house u want to rent before u rent. Check Nepa Bill and other bills. Living in Lagos cities is not interesting. Selfish landlords are making life harsh for the citizens. Government is doing road why are they increasing rent by 500 percent ?

My Landlord built his house some 45 years ago at the rate of 1.5million. so far he has gotten 50 times of that money. He decide to sell the house because of wayward kids. He want to sell above the actual rates in that area because road construction is going on. He is trapped cos nobody can put 60million in Sari Iganmu half plot. My forecast be say Lagos go get plenty Destitute in 2026. Apart from some tribe who don't rent but squat everywhere they go. If all Aboki rent house for Lagos prices go go very high. They squat anywhere they like. When the rent is above our major earnings. Na Kiosk my 2 month Salary fit rent now. Wetin we dey take laugh so no be small matter oooo. My Landlord is messing us up. A road construction is going on. Landlord say he no go do septic tank cos road construction don chop off the one he did. Nobody go tell me say Lagos Landlord no dey do juju for their tenant. So many are already on the streets.. and na Wetin them dey find for the Lagos me no know. You will work in Lagos,rent and bills will collect all the money.. Except you are earning well or you have multiple businesses doing well, Lagos go make you look like you don't know what you are doing in life..

And it's painful that many doesn't have the courage to leave the state. They stay grow old and retired home with little or nothing..
