Agency fees in Nigeria started as payments to middlemen who helped landlords find tenants during rapid urban growth. Over time, weak regulation and housing shortages allowed agents to shift this cost entirely to tenants.

Today, renters are often forced to pay agency fees on top of 1–2 years’ rent, legal fees, and caution fees, making housing unnecessarily expensive especially for low-income earners and young people. The main issue is fairness: tenants pay for agents who mostly work for landlords.

This practice continues because Nigeria’s rental market is largely informal, laws are poorly enforced, and housing demand is far higher than supply.

Some argue agency fees are unavoidable; others say the system is exploitative and needs reform.

What do you think, should tenants still be paying agency fees, or should landlords bear the cost?

Is this not pure extortion, how does this equate to 5-10% ?
