It is very obvious that Enugu property agents are agents of darkness and handy tools to keep people down in the mud. A city where most of the jobs have salaries that do not go beyond 60k to 70k per month, yet these property agents of darkness want to finish people with agent fee. How can you tell someone to pay 250k agent fee for a one bedroom flat that costs 600k per year? This same agent might be living in a zinc house in one slum area where the rent is 3k every month. Now take a look at this attached advert and see what Enugu agents are doing to people. Peter Mbah, governor of Enugu State, and the Enugu State House of Assembly need to look into this matter asap.

![]() Bro,it's everywhere already. I even created a thread on it here, last year. I don't blame those wicked agents that appears to be weapons fashioned against us . But those landlords who give them the free will to carry out their nefarious and inhumane acts on tenants. |

Why would the Mod hurriedly pushed this to the front page? Let me crush some details.... The person you called an agent, if you didn't contact him, he wouldn't have talked to you. If you cannot pay for a service, why are you contacting someone to render such a service for you? Secondly, agents DON'T shoot the price, they work in accordance with the Property owner. They can also advise the owners of the Properties as it is on the Market. That's valuation. There is nothing bad there. I am a Property agent in Portharcourt. Such massive seven bedroom Duplex is not for everyone, so anyone that can afford it can also afford to pay the Professional charges involved. You're chilling at the comfort of your zone, or you're very busy at your place of work or business, someone is running round to make things easy for you by looking for that Property that you want, why wouldn't you pay him with happiness? Why are you calling the government? How many jobs have the government provided for her citizens? If government want to dive into the sector, let them build low cost houses everywhere for Civil Servants and low income earners, residents and what have you and make the price like a pea nut, then you can see how the force of demand and supply will push the price down. However, the cost of accommodation is skyrocketing everywhere this time round, not just in Nigeria. You should have asked President Tinubu why he removed the fuel subsidy without putting in place the necessary measures that will remedy its negative effect. The Nigeria economy has remained bare, it needs to be clothed. |

And you are calling a governor who is ignorant of the fact that the average enugu employee earns between 70k to 120k.. Yet he wants to use tax to kill most of its subjects. He cant stop what he is even more guilty of.. A governor that tax poverty, enrich his ideas and give back what can still enslave and add more poverty to the state.. Its been overlooked because igbos strive, if you dont, you will be left behind, so little complain and back to work.. He cant try this with some states in nigeria.. |

| Re: Enugu Property Agents: Agents Of Darkness (picture) by RandomFellow: 10:51am On Jan 28 |
If e reach your turn as an agent, collect 2k agent fee. I'm not an agent, but I don't like it when people want to put a cap on people's income. He might successfully rent out only 1 house in a month or 2. Is it the 20k you want to pay him that he'll survive on? If his fees are too much for you, find another agent. In addition to my job, I help people purchase goods. Tell me what you want (say Rice). I'll use my money to buy at 60k, then I'll give it to you at 70k, maybe 80k. If you think my fee is high, try someone else. My extra fee is for my brand, reliability, dedication, loyalty, etc. |

If the FGN knows what is good for its citizens, they should pass a resolution at the NA on agency fees and regulate the tenancy rates right now. This is killing the masses. You see these miscreants called housing Agents, they're like cancer in the Real Estate world. These guys are responsible for the hyperinflation we see in house renting. The greed of Nigerians has taken a strong hold of them all. There must be a regulation to checkmate their wicked excesses or ban them completely. Nigeria as a complex country, should have price regulation on virtually everything. The developed countries have what they called Price control Agency/ Board to undo the wicked tendency of some individuals or groups that may want to take advantage of a weak system. There will always be Wolves in the Park! |

House agents in Enugu are from hell. Many charge up 50% as agent fees. They are very greedy and wicked. The bad thing is that Asaba agents are gradually copying them. |

It's the free market baby. If you don't like what they're doing, you can enter the streets and go door to door looking for house to rent . |
| Re: Enugu Property Agents: Agents Of Darkness (picture) by Jman06(m): 10:57am On Jan 28 |
Honestly the thing is mind boggling! Despite the astronomical increase in house rent in Enugu, they'll still make you pay huge sums for the so called agent fee and legal fees. It's too much! Enugu state government really need to act swiftly and put a stop to the activities of those criminals calling themselves 'agents'. |

| Re: Enugu Property Agents: Agents Of Darkness (picture) by makavalley(m): 10:58am On Jan 28 |
Just the way we do not have price regulation, just pit your products out there and fix any prices of your choice |
| Re: Enugu Property Agents: Agents Of Darkness (picture) by RandomFellow: 10:58am On Jan 28 |
Allow market forces to decide agent fee. Alternatively, use your leg (or fuel) take go and locate all the vacant houses in the area you're looking to rent from. That fee is for all their life's problems combined. It's for your own convenience too, and Government's tax |

| Re: Enugu Property Agents: Agents Of Darkness (picture) by RandomFellow: 11:01am On Jan 28 |
If an agent's fee doesn't suit you or your money, find someone else. Stop eying people's income; you're not Government!!! If 10 potential tenants bypass you and patronise your neighbor that charges less, you'll learn to reduce your fee or starve. If the tenants too don't mind the fee, then we as a tatafo people have no business disturbing their earnings. Shikenan! |

None of our tenants came through agents. I wonder why people can't get house directly through a landlord. |
| Re: Enugu Property Agents: Agents Of Darkness (picture) by CodeTemplarr: 11:04am On Jan 28 |
Serves una right. If i talk now, they say keep shut. When one man used all the cement in Nigeria to build duplicate roads n highway what do you expect? From N3,500 to N10,000 a bag. What were Nigerians expecting? The Lagos City boy didnt see massive housing deficit. It highways he has perfectwd the art of building under wuru-wuru PPP and tolling that he is building. Come 2027, it will be tenant versus landlord/car owner in the polls. |
