Let me crush some details....

The person you called an agent, if you didn't contact him, he wouldn't have talked to you. If you cannot pay for a service, why are you contacting someone to render such a service for you?

Secondly, agents DON'T shoot the price, they work in accordance with the Property owner. They can also advise the owners of the Properties as it is on the Market. That's valuation. There is nothing bad there. I am a Property agent in Portharcourt.

Such massive seven bedroom Duplex is not for everyone, so anyone that can afford it can also afford to pay the Professional charges involved.

You're chilling at the comfort of your zone, or you're very busy at your place of work or business, someone is running round to make things easy for you by looking for that Property that you want, why wouldn't you pay him with happiness?

Why are you calling the government? How many jobs have the government provided for her citizens? If government want to dive into the sector, let them build low cost houses everywhere for Civil Servants and low income earners, residents and what have you and make the price like a pea nut, then you can see how the force of demand and supply will push the price down.

However, the cost of accommodation is skyrocketing everywhere this time round, not just in Nigeria. You should have asked President Tinubu why he removed the fuel subsidy without putting in place the necessary measures that will remedy its negative effect.

The Nigeria economy has remained bare, it needs to be clothed.
Because he saw Enugu in it and wanted to paint it as Igbo love for money

If e reach your turn as an agent, collect 2k agent fee.

I'm not an agent, but I don't like it when people want to put a cap on people's income. He might successfully rent out only 1 house in a month or 2. Is it the 20k you want to pay him that he'll survive on?

If his fees are too much for you, find another agent.

In addition to my job, I help people purchase goods. Tell me what you want (say Rice). I'll use my money to buy at 60k, then I'll give it to you at 70k, maybe 80k. If you think my fee is high, try someone else. My extra fee is for my brand, reliability, dedication, loyalty, etc.
Use your brain, when people complain it means it is bad. Agents these days are a menace to society. And which useless brand are you referring too ?

He might be an agent, but I'm not. I might be privileged (I have my business, and I also have a job), but it doesn't stop my objectivity in this matter. This is because I imagined the agents to be in my shoes, and I in theirs. Plus, personally, if your agent fee exceeds 10%, I'm not interested in the property you want to sell or lease. Another agent can match my offer; I'll go for them instead
Cool. Are you aware that a Tenant paying 10% Agent fee is unknown to the law of Principal & Agency? Are you aware it's the duty of the Landlord to pay commission to the Agent? As a start who do you think started such an obnoxious practice which even lawyers now erroneously take as a true position in law.
Re: Enugu Property Agents: Agents Of Darkness (picture) by mastermaestro(m):
House agency is ten percent of the rent. All other charges spelt there do not belong to the agent. By the way, that property is not even for low income earners. Someone who can pay 5 million for rent should not have an issue settling the rest.

Most landlords hand their property to agents in order to avoid any direct contact with potentially evil tenants. If tomorrow a tenant becomes noncompliant, the agent can always step in.

However there is still need for a legislation regulating property leasing, especially agent commission, caution fees and property management fees.

When one man used all the cement in Nigeria to build duplicate roads n highway what do you expect? From N3,500 to N10,000 a bag. What were Nigerians expecting?

The Lagos City boy didnt see massive housing deficit. It highways he has perfectwd the art of building under wuru-wuru PPP and tolling that he is building. Come 2027, it will be tenant versus landlord/car owner in the polls.
So, by your infantile knowledge, it is the price of cement that determines the cost of building a house?

Wonderful!

If only Ibeto had been charitable enough to sell his own for N2000.

You are giving excuses for bad behaviour. so cos tinubu removed subsidy, people should start extorting each other. let me even remind you that the prices of several items have since reduced after the subsidy removal so why are agents not following that positive trend? it is because you people are callous and desperate.

The bad thing is that Asaba agents are gradually copying them.

Bro,it's everywhere already.

I even created a thread on it here, last year.

I don't blame those wicked agents that appears to be weapons fashioned against us . But those landlords who give them the free will to carry out their nefarious and inhumane acts on tenants.
Don't blame any landlord
Do you think the landlords should be following them around and monitoring them?

No wonder you replied , port harcourt agents have turned the city to something else , they now collect 20% of any apartment you want to to rent , be it even a self con or one room . It’s absurd , considering the economy of the country . But I blame people paying the most !

Don't mind them. You want to pay agent 100k for a 5m house which he'll collect just once in all your 10 years of staying in the house; yet, he'll go to the same market with you and the landlord (who will collect another 5m in 12 month time), he'll use the same hospital, buy fuel in same fuel station, pay same school fees, plus he might be paying his own rent too ooo
Stop sounding like an illiterate. Is the agent the owner of the house? Why didn't he build his own and collect 5 million naira rent? So the agent is suppose to share the benefits of owning a house with the landlord?

Continue grin grin
