You forgot estate agent.

First, go to other agents around your area. Write the properties that they have in your notebook.

Buy a black board and write some of the properties that you collected. Focus on self contain, miniflat, 2bedroom and 3 bedroom. Put your phone number at the bottom.

Ask estate agents for a copy of registration form which you will use to write your own.

Find a shop or an office, preferably in a busy location. Beg them that you want to put your board there. You don't have to stay there, but it is best you are near to it.

When people see the listing on your blackboard, they will call you and you appear. You can collect money for registration or may not. Some agents charge as much as 15k. I don't charge it.

You call the agents who gave you the briefs. You will learn on the job. Within 30 days, you would have mastered lettings.

It may take you a year to master sales which is where the big money is.

As you grow, start joining property groups on Whatsapp. Advertise on Nigeriapropertycentre.com or use it to search for properties. You can advertise in Castle magazine but it does not bring in traffic like before as most people have gone online. You can also advertise on Jijii.ng

Supply Nylons, Disposable Cups and Straws, Servets and Tissue Papers to Bars and Restaurants. Everyday you will have orders to fill. With steady leg works, you will up your client lists.

Black Market Diesel/Petrol
Any Okada park( mostly the ones inside street or estate) go down 2 minutes walking distance from their stands, set up table, negotiate for space, maybe daily, weekly or monthly. Mostly daily. Start with 25litres.. It's a repeat business. Easy to expand, and it doesn't spoil.

POS.. Normally it's not as lucrative as people think, the only advantage is you have access to cash almost all the time, but cash in hand is different from profit margins. And you need a very busy location, hospital areas, police station areas those are prime locations, inside market is for everyone, too many moving variables you will have to be everywhere to stand out..

Snacks( kpuf kpuf. Plantain Chips, Pop Corn )
Prime area, schools, hospital, police Stations and motor parks.. Minimum entry level is 40-50k

Boiled Eggs and Pepper Stick Gizzards.. Prime location hospital, police stations, bars and lounges and bus stops/junctions. You may have to extend into late nights, which is when it gets a bit lucrative but this is a business for mostly some set of people. Entry level is very low, but it takes a lot of toll on the whoever is involved with it.

Other notable ones are, Writing materials, school area.. even if na Tray and one small Table around any school district.. you are good to go.. An average student spends 30-40 % of their allowances on writing materials.. They always loose it and never tired or buying new ones.

Fruits (Oranges, WaterMelon, Banana, Pineapple) Prime locations, Estate Gate, Hospital, Police Station, Bus Stops.
