Wardrobe and cupboards what material are the doors. Some steal sockets and switches and I change half moon. Toilet all taps, shower, flow master and leaks.

Please try to build in good upscale areas cos this level of destruction I don’t know if it’s a background issue. The 2 locations are so different.

I don't repair full on before relet as there is usually nothing to repair. Wardrobe are concrete built in, kitchen is concrete countertop, and toilet is toilet. I only carry out safety checks of the electrics, plumbing and flushing mechanism of the toilet. I also clean up.

It used to be average about 30k but now 200k for 1 bed and 300k for 2 bed.
That is the essence of demanding for a reasonable amount of caution fee on letting out a property. The upfront rental payments of one year or two years is not a replacement for a caution fee.
Whenever the tenant is vacating the property, whatever repairs is to be made to bring the property to its original state will be deducted from the caution fee.
In countries like Germany and Austria a caution fee of 3 months rents (3 Monatsmieten) is a norm, though demanding for one year upfront rental fee is unheard of and is illegal.
To the question of whether the socio-economic location of a property matters as regards handling by the occupying tenants, there is no correlation between the socio-economic status of the tenants and the way they handle your property, it's more of an attitude thing. You may have a caring and responsible tenant at Okokomaiko but a carefree and reckless tenant at Ikeja.

This is future proofing a rental building. One has to build to last and robust. The wardrobe doors are made of mahogany wood. No fancy MDF or HDF. These don't go well with rentals. My rental kitchens are made of blocks and concrete with wooden doors. No MDF or HDF. The taps are made of plastic. If you don't like it as a tenant, you may change to chrome at your own cost.

Regarding trashing the property, this is included in the rental agreement. I will prosecute any willful damage and theft.

The kitchen cupboards are also concrete worktop but insides and doors are wood which gets damaged same with the wardrobe.

Someone said whatever measurements they take now might not be correct that I should proceed with plastering first before I ask welder to take the measurements. Abeg I dey confuse.i could not even remember how I did it in my first build.
good afternoon, the welder can use aluminum windows measurements to get all what he needs to do, once the windows has been installed there is no any changes that come across, ( so there for, windows before welder burglaries )

Is renting a business or completely waste of resources, with the current attitude of many of those rentals. Some of those rentals will send you to your early grave, when you look at the huge amount of money committed to the building especially in Lagos , Portharcourt and Abuja. its hard not to fix anything, in minimum repainting. Is always government responsibility to provide shelters for its citizens so they can keep distruying them when they want to move out. I beg I come in peace ni ooo, but is to annoying. To be fair there are alot of evil landlords that frustrate talents as well by raising rent 500% for no reason, some of them will let people fix their house especially shops that are trying to build theirs businesses. That when the landlords will remember his wife supposed to be doing the same business, then try to send them packing. We are just to wicked to one another, the government that supposed to do justice between us are even wise.

Why for Panel Door have a Budget of 100k to 130k

Rental properties are challenging to be honest. There are rogue landlords and there are nightmare tenants from hell. As a landlord, I don't operate in the luxury market. I rent for the middle class, civil servants, traders and lower end of the market. My experience is positive. By and large, my tenants are reasonable. Fixtures theft by tenants is extreme to say the least.

I do my bit. I don't rent without a rental agreement with all responsibilities spelt out between myself and the tenants. All parties are aware and alive to their responsibilities. As a tenant, you move in with all fixtures working and safe- plumbing, electrics, door locks and windows. When you leave, put back the fixtures to a safe working condition as you met them. If you leave the property damaged more than your deposit, I will seek payment. This is normally in the rent agreement.

Please share pictures of what you mean by flush and panel doors. Preferable the ones you have done personally. And does the panel doors come in HDF too?

The Panel comes with HDF frame, just like the regular Hdf door frame


Picture (1) Is a Full Panel Door, but right now quality of the Panel Skin(MDF Board Sheet) has reduced quality. I stopped using Panel Skin, now I use 5mm HDF board in place Panel Skin.

Picture 2 and 3 is 5mm HDF Board! But with HDF full board has Frame.


Picture 2 and 3 is my Personal work.


Why Picture 4 is full HDF pattern flush Door. My present job I just finished installing.

In 2022, I moved into a 3br with 3 toilets. 2 of the toilets have an Ariston water heater, but one of them has never worked from the onset, so madam just goes to the other toilet with a working heater to get hot water for the kids.

In November last year, the working water heater started leaking profusely and I informed the agent immediately. I also informed the plumber who handles the plumbing works of the house and installed that particular heater, and he told me that the water heater had been there for at least 10 years and can no longer be repaired - whatever that means.

Agent has spoken to landlord and landlord said I either fix or replace it. I am a conscientous person and i have enjoyed my stay at the house (i am leaving the house soon), so I advised the agent that instead of doing a fix that may not work or just work for a while and die off on the next tenant, I am happy to contribute 25k towards buying a new one. But they are having none of it. I dont even know where to fix it and I am even too busy to go through the hassle of getting a plumber to uninstall it, fix and re-install.

I have seen a cheaper heater (Sweet Homes or so) of 62k and I am considering buying it for them just to leave on a good note.

But my question is; is it not out of place for them to even ask me to replace the heater, considering that it has been in use for at least a decade even by tenants before me? So if I had moved in last month and it started leaking, would they still have asked me to replace it? Also note that the heater is never tampered with. Nobody touches it and we use it only on nepa.

Finally, please recommend where and how I can get it fixed. I will make out time to explore that option before considering buying a new one

Please, I want to learn
To start with, I will like to ask if you have a rent agreement? As a landlord, I include issues like this in my rent agreement. My responsibility and the tenant's responsibility are spelt out.

For me, I will not give you the house with a non working water heater. All fixtures will be working and then you rent and in the rent agreement, tenants will be responsible for repairs of any faulty fixtures.

So, for me, my responsibility is to fix the roof if it is leaking, fix it if the house is sinking, if the fence falls, if the soakaway collapses or if the water tower collapses. I will not harass you with my personal problems e.g landlord papa died, oya tenants come contribute money for burial. I build to a very high structural standard. So, the chances of these happening is minimal.

Tenants are responsible for soakaway evacuation, water pumping machine repairs and replacement, all plumbing repairs and blockages, repairs of hinges and locks for wardrobes, kitchen units, windows mosquito nets repair and replacement. These are in the rent agreement the tenant signed.
