Hope the houses will not be demolished in the future. People no dey ever learn. And why would any right thinking real estate company cut corners and bribe government officials to sandfill a major canal just to build an estate. If not for anything, this would be a major environmental disaster for that whole area in the future wants flood wants to find it's way through that estate into the Lagoon. |

Look at the developer critically, you can predict where he comes from. When that building is pulled down you will begin to hear tribal slur |

Sand filling (reclaiming water or swampy land with sand before building) is common, but it comes with serious downsides if not done properly. Here are the key disadvantages you should understand clearly: 1. Settlement (Ground Sinking) Fresh sand fill is loose. Over time, it compresses under the weight of the building. Leads to cracks in walls and floors Can cause uneven sinking (differential settlement), which is dangerous 2. Poor Load-Bearing Capacity If the sand is not properly compacted or stabilized: The soil may not support heavy structures Buildings can tilt or fail 3. Water Retention & Flooding Sand-filled land near water often has: High water table Poor drainage planning Result: Frequent flooding Dampness in buildings 4. Erosion Risk Sand is easily washed away by: Rain Flowing water Without proper retaining structures: The land can gradually disappear 5. Need for Expensive Soil Improvement To make it safe, you often need: Compaction (mechanical) Piling (deep foundation) Stone base or laterite stabilization This increases construction cost significantly 6. Foundation Complexity You usually cannot use shallow foundations safely. Requires raft foundation or piling More engineering expertise needed 7. Environmental Impact Destroys aquatic ecosystems Can alter natural water flow May cause nearby flooding elsewhere 8. Hidden Organic Materials If the original swamp has: Peat, clay, or organic matter These decompose over time: Causing further sinking even years later 9. Legal / Regulatory Issues In some areas: Sand filling water bodies is restricted Risk of government demolition or penalties 10. Health Risks Stagnant water around poorly filled land can breed mosquitoes Increased risk of diseases like malaria --- Straight advice Sand filling can work, but only if done professionally: Proper dredged sand quality Layer-by-layer compaction Soil test (very important) Correct foundation design If you skip these, you're basically building on a future problem. |

mascot87:Guess what? The government officials that gave them approval will still demolish it in future. Why can't they just reject the request for approval? They of course want to eat now and then eat later. The corruption eats very deep. |

The houses and nearby estates not far from there and that are not party to the sand filling will be demolished in the future. All of them within that vicinity are in trouble |

Hmmm..the government will turn a blind eye now and once it's developed, they will foolishly come to demolish. I hope they do the needful |

This is common all over Lekki axis. The real estate company might be telling the truth. I know a lot of Canals that has been sand-filled IN Chevron axis as well. |

Julibet:You are very correct and this is sad. If I were to be a memberof the Lagos state government advisory board, I will ensure the officials involved in this approval are relieved of their job immediately. |

Let them sand fill the canal. Someone must pay for his sins in the future. Future punishment in construction |
| Re: Video Exposes Sand-filling Of Canal In Sangotedo, Lagos by overall90: 6:15am On Apr 01 |
mascot87:Is this not what has been happening. Both the real estate people and government officials are in it together. And in the future when the house owners present their paperwork the same government will deny them |
| Re: Video Exposes Sand-filling Of Canal In Sangotedo, Lagos by LegalWolf: 6:18am On Apr 01 |
LOL - how the heck would you believe that the government gave approval for this nonsense? Later, if demolition start, a particular demographic may claim being targeted. |

So far as developers like this should be criticized and punished under judicial laws, LASG should get their acts together. Let's be frank, the LASG is too lax. How did sand filling get to that level and they are not aware of it? If Lagos claim to be a mega city, they should start acting like it. Their enforcement and surveillance is too loose. It why people like this developer keep getting the balls to do stuffs like this. It doesn't have to get to demolition stage before the LASG get on top of matters. If this guy in the video didn't blow the whistle, houses will be built on that canal, rented out or sold, then the government will come with the bulldozer. It's embarrassing and shouldn't have to be. Is the LASG saying they don't have total control over their territory? Some are saying some corrupt officials might have sold permits to the developers. After all the issues and outrage regarding demolition the last years, the LASG hasn't fished out the cabal of officials behind this? By now, I expect they should have put systems in place to curb this. It's embarrassing to say the least. How could people be encroaching on a critical infrastructure like the canal and the government isn't aware? How na? |

Heavensake1:Kudos to him👍👏. He is Saving Us The Future Disaster that will happen, except the Lagos State Govt-do something Against this Place and Urgently Too! Can the Commissioner or the State Govt-Claim that they are Not Aware? It's All Corruption - Directly or Indirectly! Lagos Will Be Great Again! |

Julibet:You just spoke as an ignorant person. As if you are not aware that people deliberately pay through back channel to get fake government stamps - which they themselves are very aware the approval is not authentic. They just hope they will get away with it, or government will look other way for couple of years. I have heard people say - Government no ey come easily, at least i go don use the house for 5 - 30 years before they come. Offenders understand who they are patronizing. The developers know what they are doing, theirs is to get the project done, sell it off before government appears. This is a norm, not just in building, many Nigerian cut corners almost everywhere. |
