But it’s not always that simple. ‘Cheap’ apartments often come with serious issues poor water supply, bad infrastructure, or unsafe environments. That’s exactly why people complain, not just about price but about the standard of living.

Telling people to just move back to their parents doesn’t address the real issue. The discussion is about fair pricing and decent living conditions, not avoiding responsibility. Everyone deserves a reasonable place to live for what they pay.
One main issue is that the cost of budding a house is almost similar in Ikorodu and Ojo. Costs in GRA Benin and Oluku near Benin are virtually same.

The cost of land is what may differ quite a lot. If you built a standard 2 x 3-bed flats for 70million and rent both out, how long will it take you to recoup investment? Very long. And you need ongoing maintenance.

Not to mention high inflation that necessitates rent increases that tenants find annoying. Rental agents have to eat too.

Why are we hypocritical about economic issues? Prices of other commodities including petrol have quadrupled. Some of you are business men who have increased the price of their goods four folds in the last 3 years. But landlords have not increased their rents four folds like some of you, but you people want to crucify landlords. Is it by force to live in another person's house?

Rising cost of building materials is a major concern.We often hear that inflation has been stable or falling but most people don't talk about the cost of prices of building materials that has always been on the rise.Most landlords want to build and rent out their properties.It also costs to have a vacant property with no tenants in it.The rising cost of materials is something the government must look into.Everyone deserve a shelter and roof over their head but landlords must not rent out at a loss.

All these are due to the bad economy, high costs of living, high rate of inflation, high costs of foodstuffs, high costs of transportation, high costs of drugs and medical services in hospitals, high rate of inflation in every sector of the economy.
All these also affects the landlord as it also have been affecting Nigerians..so the landlord has to increase their house rent inorder to survive and meet up with the high costs of living and high rate of inflation in the country

The rate it is going Government may have to step in and regulate the cost of house rent. How can someone in Calabar or Benin be asked to pay thee same rent as someone in Kubwa or Lekki.

The earnings in each state differs. While you can get a job of 250k to 500k in Lagos or Abuja where will you get such in Calabar or Benin.

I once met an agent who said the same thing you just posted, almost word for word. Funny thing is, he lived in a dirty face-me-I-face-you single room of 5k per month in Bariga. He said this when I complained about the substandard nature of the 2 bedroom flat he was showing me for 3.5m at Mende, Maryland.

One landlord in ph, during the COVID-19 pandemic, reduced rent for his tenants by 30% so they could pay for their rent. Last year, he reduced the rent again because of the economic hardship.
Late last year, the said landlord ran into some financial struggles. Guess what? All his tenants came out to bail him out financially and even gave him money to restart his business. There was an estate meeting which all landlords agreed to increase rent. He told his tenants about it that the rent has been increased by 20%,none of them argued. They all paid with joy. I mean standard houses. Most of the tenants don't want to leave the compound. They're still there paying the rent. Most landlords are heartless wen it comes to rent. Even the ones that built their houses in the 90s are telling you "building materials don cost" as if they built the house this year. Just find the one your money can afford because yahoo boys don make most landlords turn their heart backwards

What stops govt from building low cost houses and give people at affordable mortgage, or govt using part of the savings from fuel subsidies to subsidize mortgage for low income earners. Govt has a lot to do for common man. Advance countries don’t allow people to go into pains without providing support.

I understand your point, but it’s not hypocrisy it’s about fairness and living conditions. Yes, prices of goods and petrol have increased, but income hasn’t increased at the same rate for most people. Housing is a basic need, not a luxury, so people will naturally speak up when rent becomes too high for what is being offered.

Also, the issue many people raise is not just the increase, but the value when rent goes up but the standard of the property remains poor, that’s where the concern comes in.

Nobody is saying landlords shouldn’t make profit, but there should be a balance. At the end of the day, both economic realities and human living conditions should be considered.
You have not made a point here. if they really want solution to this problem, nigerians should come out and protest for general increase in prices of goods and services against the government.. A bag of cement now is N12,000 and a litre of fuel is N1,350. During election, this same woman will collecty 5k and 2kg of rice and vote against her conscience, Dont forget this same government devalued our currency. our Naira has no value, N1m is behaving like N100k these days. someone should ask her if she has increase the price of whatever she is selling?

A woman who ties her baby on her back has no business negotiating with a landlord for a house whose rent is 2.5m per annum. The majority of Nigerian women who are married to men who can afford that rent or singlehandedly can afford it wouldn't tie their babies on their backs and create a video for social media consumption.

Tell the gov't to allow the importation of cement and build public housing, then watch house rents fall.

This belief that govt should control prices is the root cause of our poverty. Govt should not control prices, especially in an ethnically heterogeneous country like Nigeria.
