The rate it is going Government may have to step in and regulate the cost of house rent. How can someone in Calabar or Benin be asked to pay thee same rent as someone in Kubwa or Lekki.
There is no place on earth where house rents were regulated and there was a corresponding decrease in the house rents. Regulation of house rents lead to an increase, not decrease. It is basic economics.

The earnings in each state differs. While you can get a job of 250k to 500k in Lagos or Abuja where will you get such in Calabar or Benin.
Remote workers, aka those who earn in USD and live in Nigeria, are the major drivers of this. Two, people who earn lowly should focus on areas and houses where their money reach. What I see is people with low salaries targeting high income areas with certain aesthetic infrastructure, aka living a champagne life on a beer income. Things don't work out that way. Shoe get size. The alternative is to increase your income or income sources.

Tell the govt to allow cement importation and build public housing. In Lagos, it needs to build up and metro lines to Ogun and Oyo.

Why are we hypocritical about economic issues? Prices of other commodities including petrol have quadrupled. Some of you are business men who have increased the price of their goods four folds in the last 3 years. The federal government has a mortgage bank. Why is it not working? If you go to other countries, you can approach the mortgage bank for a loan to build your home or they give you a house and you pay small small. Why are Nigerians not taking their pains to the government? A functional mortgage system will solve accommodation problem by 50%.
What's the cost of building a 3 bedroom bungalow? How long would it take an average Nigerian to repay this loan.

An average nigerian earns less than N60k per month.

I understand your point, but it’s not hypocrisy it’s about fairness and living conditions. Yes, prices of goods and petrol have increased, but income hasn’t increased at the same rate for most people. Housing is a basic need, not a luxury, so people will naturally speak up when rent becomes too high for what is being offered.

You are not asking the right questions. Even if the State promises rent control, people respond to market forces. What has the government provided that will force private people to not have ridiculous prices? If the government is involved in their social duty, we won't be here but where they don't, private will fill in the gap. It's like how we have failed in every other sector such as education, health, infrastructure and you name it.

now back to the topic, are there no apartments in Benin where her money can afford? if there are houses build for rent by govt institutions, from local council to federal, no one would bother building or when they do , the price would not go up that much.

how much does it cost to build a flat in Nigeria today ? bearing in mind that the cost of building in Lekki is same as Benin and labour is almost same too.

how long would it take to recoup such investment assuming you took loan from the bank?

They should promote a free market economy. The Obasanjo administration killed Ibeto cement to favor Dangote. We're still suffering from those actions. Those policies destroy the economy and encourage monopoly. Nigeria should be pushing for competitive market policies.
