P.S. A free market economy allows importation. Nigeria is not self-sufficient in cement production, else the price should not be at its current price.
Again I'll be clear. The government should not allow importation of cement. Whoever encourages that has no idea of that industry.
FYI: Nigeria holds one of the largest reserves of limestone in Africa. Limestone is exported.
Also understand words based on context. Free market doesn't mean free trade. A country can operate a free market domestically while maintaining regulated international trade.

One main issue is that the cost of budding a house is almost similar in Ikorodu and Ojo. Costs in GRA Benin and Oluku near Benin are virtually same.

The cost of land is what may differ quite a lot. If you built a standard 2 x 3-bed flats for 70million and rent both out, how long will it take you to recoup investment? Very long. And you need ongoing maintenance.

Not to mention high inflation that necessitates rent increases that tenants find annoying. Rental agents have to eat too.
Real estate is not a get rich quick investment. So, stop using greed to bill tenants. angry

I once met an agent who said the same thing you just posted, almost word for word. Funny thing is, he lived in a dirty face-me-I-face-you single room of 5k per month in Bariga. He said this when I complained about the substandard nature of the 2 bedroom flat he was showing me for 3.5m at Mende, Maryland.

Not while housing is expensive. The govt allowed the importation of food, so prices reduced. The same govt allowed the importation of derivatives of cassava into the country, and there was a corresponding decrease in cassava prices within the country because the major buyers/off-takers (the pharmaceutical industry) bought imported products. The pharma industry lobbied for the importation.

Nigeria, which produces cement and has huge limestone deposits, is meaningless when cement prices are very high which result in high rents. Allow the importation of cement to ease prices so the wider population can construct more affordably. Countries do this to ease prices, just as they restrict exports for national security purposes. Our govt has done the same with food and plans to do the same with eggs by attracting an almost $1BN investment from the Chinese. Why should it be different with cement?

One landlord in ph, during the COVID-19 pandemic, reduced rent for his tenants by 30% so they could pay for their rent. Last year, he reduced the rent again because of the economic hardship.
Late last year, the said landlord ran into some financial struggles. Guess what? All his tenants came out to bail him out financially and even gave him money to restart his business. There was an estate meeting which all landlords agreed to increase rent. He told his tenants about it that the rent has been increased by 20%,none of them argued. They all paid with joy. I mean standard houses. Most of the tenants don't want to leave the compound. They're still there paying the rent. Most landlords are heartless wen it comes to rent. Even the ones that built their houses in the 90s are telling you "building materials don cost" as if they built the house this year. Just find the one your money can afford because yahoo boys don make most landlords turn their heart backwards

What do you think a fair pricing should be? If you buy land in an urban location and build the lekki standard that's now the in thing,considering roi, presently is between 15-18 years. It used to be 10-12 years before the high cost of building materials and if under serious monitoring by the owner. As it is now,building for rentage is waste of money. If i have 1 billion dollar as a gift, I would rather build homes to gift people rather than build a single room to let

Most of the valuable limestone deposits have been cornered by the major firms, and, as you stated, with one company controlling over half the market, outsider investors are at a disadvantage because it can and does reduce prices at will. The fastest solution, especially in the short term is to allow importation. It was done for food - an essential commodity. Housing, too, is an essential part of life. Farmers cried, but food is now cheaper than before. Let the same be enacted for cement.

My hope is with Huaxin (see below), but in the meantime, importation should be allowed so prices drop.

Any investment that cannot let you recoup initial investment (adjusted for inflation) in about 15 years is not worth it.

And 9ja has some of the very worst tenants. Some run away with their debts. Some wait for eviction and make it a legal case.

A certain group of people is well known for making their rental debt a legal case.

Better to invest your money in commodities than rental building that some yeye tenants will use to cause you problems.

Let everybody build their own house. QED.

The federal mortgage bank works. Some of the major banks eg first bank also provide mortgages.

The problem is income. Most nigerians work in the informal sector, so they can't afford a sustainable way of paying back their mortgages on time, but yes, we have a working mortgage system

And yeah, even in sane countries, people run into problems paying back their mortgages.
Even the ones that work in the formal sectors still wouldn't be able to pay their mortgage in 100 years if they were to pay say 50k monthly from their meager salary.

You say these things because you obviously don't know the meaning of Nigeria.

Nigerians have this habit of isolating an issue as if other areas of countries life are okay.

The disparity you see between house rents and affordable flows from a foundational problem with Nigeria as a country.

From ridiculous minimum wage, to lack of Enforcement of the minimum wage (even though it's ridiculous), to general govt ineptitude as govt has failed in all its responsibilities to citizens.

Bro, Nigerian govt literally does nothing for its citizens. It may actually be the worse govt in the world.

The direction I'm going is that all of these factors create serious deficit in all sectors.

There is housing deficit because of widespread poverty due to poor wage system, so rent must go up

There is serious insecurity in the land, Nigerian is virtually in an unofficial civic war that nobody wants to acknowledge, with the incessant farmer herder clash food will be expensive in comparison to minimum wage.

The govt has refused to provide stable electricity (and I'm deliberate with the use of the word refused) meaning we are highly dependent on importation, which will driver up cost of goods, including building materials.

I can go on an on on this analysis but my point is Nigeria is a country that has suffered general systemic failure and if you want to be frank, you cannot expect anything to go well in Nigerian.

You cannot expect reasonably priced rent in a country that has decent housing for only about 30% of its population.

A country where N36M was the amount released to the health sector in a whole annual budget.

My point then is, we should be protesting a general shift in govenance, not surface issues like high rent. It's like taking pain killers without diagnosing the real underlying problem.

The rate it is going Government may have to step in and regulate the cost of house rent. How can someone in Calabar or Benin be asked to pay thee same rent as someone in Kubwa or Lekki.

The earnings in each state differs. While you can get a job of 250k to 500k in Lagos or Abuja where will you get such in Calabar or Benin.
