Some will even tell you that if you can't pay that you should leave, that a yahoo boy will be very fast in paying the new amount.

The law requires 3 months notice of increase and increase can only be deemed arbitrary if more than 50%. The agreement specifies the regularity of increase.

For an annual tenant, you do not increase arbitrarily and you must give 6 months notice. This is the position of the law.

When thentenant decides to enforce his legal r8ghts, people like you will complain he's suing his landlord.

Just up to 2022, the relet cost of repairs used to be about 30k and now it’s in the region of 200k.

Lol, what has a house being already built got to do with it. Rents are determined by amenities, location and the prevalent prices in the locality. A lawyer will only mug you in such cases.
I've just increased the rents in the houses my father left for me, not because I wanted to but commodities prices in Nigeria are just too high and not increasing the price does not make economic sense. A carpenter charged 15k for two hours work
I'm not defending greedy landlords but Nigerian economy is what it is.
The other guy was saying building materials like they change the price of a house already built.

The issue is that the increase was given too late. It's Apr now by sept it would be 5 months not 6. Op has power to take it to court if the landlord doesn't want to negotiate.

All of us were here when people were making comments and campaigning that building to rent is a waste of money and time. People advocated for saving money in their bank accounts and mutual funds and High yield accounts.

well.. economics faces us all. limited investment in housing will push prices up, high cost of building materials will increase prices.

He is trying to match inflation. Afterall he will still go to the market to buy other things. Or are you asking why a car sold for N1.5m in 2000 in now worth N5m?

I stayed in a house that over 8 years, no rent increase abi that one no be landlord?
My current place, 4 years now no increase. Must they increase every year so they can maintain car abi you be one of those greedy landlords?

I assume you are a yearly tenant. For yearly rent matters, the general practice is about 6 months’ notice before any major change like rent increase or new terms.
Since your rent expires in September and this notice just came today, the timing is clearly short.
So you are not automatically bound to accept the ₦2M for September based on this notice.
What you should do now is simple: reply formally that you’ve noted the new rent but the notice period is too short by law, and you’ll need proper time to consider it or discuss adjustment. Then open negotiation and bid for a lower rent if you still want to continue there.
Don’t just reject it casually or ignore them—handle it calmly and in writing so it doesn’t look like you’re being difficult.

Nigeria is evil. Not landlords. I bet, what you charge for your services last year is not what you charge today. What you bought goods in December is not what you are buying now. Houses for rent are people's businesses too and they have the right to increase it how often they like. So far they give you the legally required notice period to either pay or pack out.

My landlord increased my office rent last year by 50k. Just on Monday he brought another notice of increment this time around is 100k, that is 150k just in a period of a year. Have made up my mind to get another place by December. Some landlords are evil.

If you can afford it, stop disturbing us and asking for legal ADVICE on a house you did not build. If you do not like the condition, please move and let the landlord breathe. You should not be looking for ways to make life difficult for the owner. It is very shameful

I love what I am seeing. The struggle is circulating. When the poor were screaming about the bad economy many told them to work harder. Now it is hitting those that raise shoulders and motivate others with cynical speeches. Imagine rent rising by 60% within a year of taking the apartment. Oga, pay or pack your load to another apartment that fits your budget. Know that as you are parking out someone who is also downgrading to 2m per annum from 4m or 5m per annum will take your place sharply! Everybody, except the 1%, is downgrading. So, jejely downgrade before den toss you out.

Sue wetin? You think sey na US you dey? Our courts are for the highest bidder. If you are willing to spend more than the amount you will use to pay rent then you can go to court. Everybody is taxing everybody right now. As government is taxing you, you pass it on. Den tax landlord, landlord tax tenants. Na so life be.

A Unilateral Increase is an Offer, Not an Order: The leading case on this matter, Udih vs. Izedonmwen, established a powerful precedent. The court held that a landlord's attempt to increase rent without the tenant's agreement is simply "an offer, which the tenant is free to accept or reject". If you reject this "offer," the landlord must either accept the original rent or legally end the tenancy through the proper procedure. This principle is also enshrined in some state laws. For instance, Section 37 of the Tenancy Law of Lagos State, 2011, explicitly gives an existing tenant the right to apply to a court for an order declaring that a proposed rent increase is "unreasonable". A new bill further reinforcing these protections is also under consideration in Lagos.

as an optician my price haven't changed for the past 3yrs, even though some costumer told me same eye wears they get from me at 11k, the get same at general hospital at 25k.. i don't add still expect drugs whose price isn't stable at all.

Are U now faulting other opticians who have updated their price for current increase in product supply?

Your customers will come to you and their customer to them.

The fact that you don't want to increase now does not mean you will not increase in the nearest future.
I'm sure there are lots of factors that they may have that necessitated their increase.

That's your business and you have the right to run it how you like. That doesn't mean you're the standard for others. Fuel was 680 or so late last year. This year, it is 1400 as at what I bought today. One booked egg is 250 naira. Transport that was initially 200 per drop is 400 this year. And then you're worried about a landlord increasing his house rent to accommodate for the bad system? Shey nor be from the house him go take get money to pay for all these increment is commodities? Cement was 9300 in December. It is 12500 today. If landlord increased his rent in December and increased it again today, you'll blame your bad government and not your landlord. All he owes you is to give you the legal time frame to either pay or pack out.

Price of air ticket have increased
Price of cooking gas has increased all of a sudden.
Lagos state has suddenly increased land / transfer ownership and other associated fees.
Hope there are lawyers to go to court on this.
