Very Foolish Question

Are you saying that everyone that has built a personal house that they are living in in Nigeria earns above 600k monthly?

These are civil servants who have access to steal money. They are many like that. There salaries may be small but looting is incomparable. Some also have opportunity to buy into government housing schemes ...

People earning less than 200K per month are building also not to talk of the whole 600K.
Obviously u haven't built a house recently so u won't understand. 200k salary to build which house?? You will really struggle to build a small bungalow with 600k salary & it will really take years if u have no savings & u may abandon the project if u have a family.

Assuming I already own land in Nigeria, can a monthly budget of ₦600,000 realistically build and complete a standard 3-bedroom house within 1 year? Please provide a detailed cost breakdown covering foundation, block work, roofing, electricals, plumbing, finishing, labor, and other miscellaneous expenses based on current building costs in Nigeria in 2026. Also suggest the most cost-effective building strategy and indicate whether the budget would fully complete the project or only reach certain stages
Please read the post again
A family man earning 600k per month will struggle to run a family of 3 with good education & health care, not to talk of building a house. Earning 600k is different from a budget of 600k. For u to budget 600k monthly it means u are earning above 1m. Mind u 70% of people building houses in this current government are regretting why they started.

The problem with our youths of this days be say dem wan buy land for Banana island or Ikoyi, some wan buy land in the middle of the city centre and they want to build castle or mansion.
All those city centres you see around today was ones a thick forest.
You Wen dey live with low salary,go find land buy for forest, build waytin you fit afford, civilization go come meet you there.
Before I forget,if you dey buy land for the forest, try acquire big land or try get land for land Banking, he gets why.
Price of bag of cement is same everywhere, whether in Ikoyi or rural area. Only price of land affects location, but the building cost remain the same regardless of location. Building in this present day Nigeria is not cheap anywhere. Anyone that get motivated with posts like yours to start when they are not adequately prepared will be left stranded & abandon that project.

Many Nigerians are into one form of shady deal or office racket or the other, don't be deceived. Many of them are stealing from their employer to build whatever you are seeing and reason they feel relaxed with Tinubu's failed government until their employer catches them and sack them or arrest them, you will then understand better.

Many Nigerians are working and doing illegal businesses while using their paid job as cover up, don't let them deceive you

Nobody can build with 600k salary in Nigeria today, unless he is ready to start it and finish it anytime God wills or maybe his kids will complete the building.

Cement is between 12k to 13k per bag depending on your location in Nigeria. Go and price iron rod. Go and price planks. Go and price roofing sheets. Tinubu destroyed Nigeria no jokes. I am speaking as someone who has built before and now. Tinubu is a calamity that every Nigerian needs to rise up in one voice and send him back to wherever he came from. I don't care who replaces him but let it not be Tinubu honestly it won't be nice, Nigerians will be in bigger soup if Tinubu win a reelection. The man will do worst than he has done now knowing he is not going to ask for reelection again but some Nigerians especially those from his tribe think it's a joke or that it's a tribal supremacy war with Igbos, they should continue and pray Tinubu win a reelection, na here I go de watch una.
Jokes apart. Cos, i started with it. You are right!

However, I wont blame Tinubu alone but also the colossal failure called buhari.

Most especially if you want to build in water log area. cool

Price of Truck of Sand . 200k plus
Granite _ 300k plus
Block 6inch , 800 or so.

Iron rod. - you go wan cry for the price.

Workmanship- hmm

It is possible with the Grace of God and cutting of ones coat according to ones size .. with the grace of God, I built my 3bedroom flat not earning upto 150k per month then .. though , it takes sometimes before I could finish it , no rushing.. I don't borrow money from anyone , no one gave me huge sum , I built it through savings of 1k,2k,5k etc as it comes daily to weekly and monthly till I finish it ... Firstly, I don't even live an extravagant life , all of my pursuit then is the house .. no reckless spending, just to save up and do the next thing till I finish it by God's grace .. I wanted to borrow 200k from Access bank within that time , them disappointed me . That was when I used all the money with me to purchased Tiles and i want the tiler to start work immediately.. I had to tell them to wait till ending or the following month , and I did it.. living at the house now .. 600k monthly will surely do it , that's if you're receiving the salary every month without delay from the company management..
You built your house in previous government & have no idea the current cost of building now. Someone earning 600k now can't build in this present day Nigeria. So long his feeding & welfare is included in that 600k.

oga I no wan vote tinubu again, tell me how peter obi is better than him
The problem of an average Nigerian, including politicians is not being contented, it is lack of contentment that makes Nigerian politicians like Tinubu who has amassed so much wealth still stealing money anyhow as if he is a broke man.

That greed for more wealth is what Peter Obi has conquered in his life. Peter is highly contented.

There is no other Nigerian ex Governor that rejected gratuity of billions, rejected house order, rejected pension as ex Governor except Mr Peter Obi. Tinubu despite his enormous wealth still collected pension, gratuity and even a special house from Lagos state as ex Governor but Obi rejected them as ex Anambra state Governor.

Peter Obi rejected oil bloc which many Nigerian politicians are dying for. He said he is just a trader and doesn't know anything about oil and gas to own an oil bloc.

Peter Obi rejected a bullet proof official car given to him by SEC when he was SEC Chairman, he said he already have cars that he can be using to come to work and do his job, that there is no need for another official car.

This man has conquered greed and that alone makes him a great leader that Nigeria needs because why Tinubu is failing is because he is a very greedy man.

I don't want to go further, but I can tell you that any man that conquers greed for material wealth acquisition has conquered the world

Most artisans earn more than 600k in a month if you calculate their cumulative income in a month.

Besides, most low income earners building house that you see and think they are doing well are actually stealing from their employers and also engaging in all manner of office corruption and unethical practices while you think they are doing the things they are doing from their legitimate salaries.
Most artisans do not make up to 600k a month. There are even months where they might not see up to one-quarter of that amount. They engage in what we call a ajo(contribution) They collect this bulk savings yearly and that's what they use year in year out for their building projects.

Yes you are very correct that some employees with low income are thieves. The fact still remains that their are honest and prudent people out there building houses on a salary below 600k. It all boils down to discipline and frugality.

Okay o , I don hear .. But I will still say person earning 600k monthly can still build his or her house regardless of present or past or previous Government.. Excuses like welfare, feeding, ehn we no fit use money meant for drinking or flexing take build house is what I hate to hear .. So far the work/job still pays me monthly , I will , I mean , I will .. I don't know about others with impossibility minds...

Building a house is an unwise use of limited resources as it doesn't generate any income. You're better off investing your capital and using the interest to pay rent till you're very comfortable. It's only in this part of the world people take lump sum to build or purchases houses they live in.

Of course yes. If you earn 600k monthly in 2026 and you fail to build, it means it's your decision not to build. The fact that Lagos landlords have decided to increase their rent on a monthly basis is enough push for you to start something with your 600k.

In the first place, I see no reason why you can not live on 200k monthly. Make sure you buy your foodstuffs and other essentials at month end. Save for 3 months and get a plot of land for 1.5m in a modest environment, even if it's half plot.

Then, save 400k for another 4 months and use the 1.5m to move from foundation to window level. Save for another 4 months, get a loan of 1m and add to your 1.5m. that's 2.5m and you're already at the roofing level. Then, relax, pay your loans for another 6 months, and get another loan and roof your house. Subsequently, you start your plastering, plumbing, electrification, finishing etc.

Before you know it, 2 years from now, you're living in your own house.

So yes, with 600k, even with a family of 4, you will build. It only depends on your financial discipline.

With a 600k salary, I don't expect you to live anywhere on the island, and I don't expect you to enroll your child in British International School. If you cut your coat according to your cloth, you will become a landlord and even have tenants.
We just saw a house of 2.5million. Bro can we sign a bond with 10 yrs in prisonment if i give the cash to and default to build this wonderful 2.5m building in even my bush village. common guy be realistic na.

Did you read at all? Or you just saw 2.5m and you rushed to comment?

The first 4 months savings of 400k each gives you 1.6m but I made it 1.5m (to cater to unplanned expenses) for the land, even if it's half in a modest environment, probably a suburb or so.

The next 4 months savings (totaling another 1.5m) from foundation to window level.

The next 4 months savings of 1.5m plus a loan of 1m (total 2.5m) from window level to roofing level.

Then relax, pay your 1m loan for the next 6 months and also take care of yourself and family. Also remember that the loan came at a cost (interest).

After the loan is paid, get another loan (of 1.5m) and continue to roofing proper. After that is paid in another six months,

Relax, pay back in 6 months and get 1m loan for your plastering, doors etc. your home is ready.

If you do the math, 1.5m + 1.5m + 2.5m + 1.5m + 1m = 8m all in a space of 2 years and 2 months and you're a landlord.

Like I said, without financial discipline, you can not do it. But with determination and financial discipline, you're good to go.
