Good evening everyone,so i can came back from work this evening and i saw this..though not to lie,the people that collected money from me didn’t give me any document to back up the money they collected till date even the soil test people did not give me documents after collecting money from me,they only told me to start work after they closed the place two years ago,now i hear there are new people there..what’s the best step to take pls becuase I don’t have lots of money to throw around.Thank you will be in the comment section

Judging by this flagging, there's nothing you can do to salvage this situation.

Lagos State doesn't just demolish and the reason they stated here implicates you.

If you think they are wrong and you're right, sue Lagos State Building Control Agency, but seek multiple professional advice before doing so.

Seek from Lawyers, Land Surveyors and Realtors.

You may choose to visit their office for negotiation but run away from anything that involves the same shortcut that landed you in this position.

Realistically though, your house will be demolished in the long run and there's no way to salvage it

Go n bribe them. If you dont have your papers from the scatch before you even lay a block, you ll bribe them till you complete the house

Pack your things off to a secured place to avoid losing the building and your household items. Hire a lawyer to see if you have any case or grounds for compensation.

They may not come on 26th but will definitely come for demolition.

If LASG countersues for cost, he will pay both legal fees and still lose the building.

I pity the OP and this is hard on anyone no matter how rich, but he's admitted his own failings. He knows what he did wrong.

First off, they won't serve you a statutory notice without prior notices. I want to believe they've been to your property and you didn't respond to the notice that has been served, hence the reason why your property was sealed.

So, you're required to obtain a planning permit from the office of Lagos State Physical Planning Permit Authority (LASPPPA) before you commence any construction on your property. After satisfying all requirements then you'll take the Approval or Planning Peemit given to you from the LASPPPA office to the office of Lagos State Building Control Agency (LABSCA) for Authorisation to commence construction, and also for a stage certification before setting out.

Failure to go through the aforementioned channel will warrant the officials of both office to serve you a notice as indicated on your fence and also penalised you for contravening.

Before they can seal your property, they would have serve you different notices which includes;
1. Contravention notice
2. Stop work (if you've an ongoing construction)
3. Demolition Notice
4. Seal-Up Notice; and
5. Quit Notice

In conclusion, you don't have a planning permit or building approval from the approving agencies or go through the proper channels and that's why your property was sealed.

the soil test people did not give you any document? Not even the result sheets? Now if you don't really have any documents to show, kindly go to their station and negotiate.

There is no step to take beyond settling the new people too.
This is the penalty you pay for going outside government approved payment channels to negotiate and settle for a lower fee with corrupt government officials. That's why you didn't insist on receipt.

Pay all the money you are supposed to pay, follow every regulation and approved building plan or simply settle with the new guys.
