It's cos you people don't do your due diligence. You just come into Lagos and erect structures anyhow without acknowledging the people in authority. If your structure is legal, they won't demolish it cos they know the legal implications.

Lagos State doesn't just demolish and the reason they stated here implicates you.

If you think they are wrong and you're right, sue Lagos State Building Control Agency, but seek multiple professional advice before doing so.

Seek from Lawyers, Land Surveyors and Realtors.

You may choose to visit their office for negotiation but run away from anything that involves the same shortcut that landed you in this position.

Realistically though, your house will be demolished in the long run and there's no way to salvage it
False, he's not under any power line or flood path. He's only penalozee because he didn't do the proper documentation before building.

He would have to settle them but that can a sum. A little sum in comparison to his house capital. You guys should try to read a post in full sometimes

Absolutely! I could never ever ever ever ever build in Lagos. I have sold the house i have in Lagos 5 years ago and have never looked back. It doesn't matter if you have documents, C of O land sketch, soil treatment or any thing else they will take your house or demlish it and grab the land.

I will never ever ever ever ever build in Lagos ever again, i sold the house i have and left that sheet whole 5 years ago with out looking back. They will take or demolish your house grab your land even with every genuine documents you may have. The corruption in nigeria is too much. Corruptions rules.

First off, they won't serve you a statutory notice without prior notices. I want to believe they've been to your property and you didn't respond to the notice that has been served, hence the reason why your property was sealed.

So, you're required to obtain a planning permit from the office of Lagos State Physical Planning Permit Authority (LASPPPA) before you commence any construction on your property. After satisfying all requirements then you'll take the Approval or Planning Peemit given to you from the LASPPPA office to the office of Lagos State Building Control Agency (LABSCA) for Authorisation to commence construction, and also for a stage certification before setting out.

Failure to go through the aforementioned channel will warrant the officials of both office to serve you a notice as indicated on your fence and also penalised you for contravening.

Before they can seal your property, they would have serve you different notices which includes;
1. Contravention notice
2. Stop work (if you've an ongoing construction)
3. Demolition Notice
4. Seal-Up Notice; and
5. Quit Notice

In conclusion, you don't have a planning permit or building approval from the approving agencies or go through the proper channels and that's why your property was sealed.

No let anybody scare you. Quickly go for settlement. Nobody will pull down your building if you settle.

To make it easier for you, contact one of the people you use to settle. Even though they are no longer in that office, they must know those who are now in charge. Just send them the pictures of these notices, they will direct you on how you go waka.

No fear jor. House when you don build finish. Na money Dem go chop last last.

Chaii look at the beautiful house they want to demolish in this tinibu's economy, people that do still invest and buy landed properties in lagos really have big hearts i will be the last person to invest a dime in that lagos after seeing all that the lagos state govt has done to the investments of a lot of non indigens in the past. I have a friend in lagos that's into real estate that keeps bothering me to buy some cheap landed properties in some developing areas in lagos but I just kept giving him all kinds of excuses.

It drives their interactions with other Nigerians.

Do what Peter Obi would do, the right thing. Go to them and ask how you can do the proper documentations without them bringing down your house and begin to follow their procedure. Then speak with the oga patapata else, that Lagos wey I know, dem go obtain you like no man business and go still demolish your house
