Two agencies are involved
1) LASPPA
2) LASBCA

GO TO THE LASPPA OFFICE IN CHARGE OF YOUR DISTRICT AND REGISTER YOUR BUILDING AS “AS BUILT”

They will charge you the following assessment fee
1. BUILDING PROCESSING FEES
2. STAGE CERTIFICATION
3. PENAL FEE (Because you built without permission)
4. TAX

Make sure you make the above payments yourself in the bank using your Payer’s ID

Go To the LASBCA office in your district and you’ll pay the following
1. Stage Certification
2. Penal Fees

The contact phone number of the district office that served the demolition notice is there. Call them and schedule a meeting with them.

Sadly, they’ll ask you to pay some undocumented fees too, but be smart to ensure that you negotiate it well (reasons I hate having to deal with government)

Good evening everyone,so i can came back from work this evening and i saw this..though not to lie,the people that collected money from me didn’t give me any document to back up the money they collected till date even the soil test people did not give me documents after collecting money from me,they only told me to start work after they closed the place two years ago,now i hear there are new people there..what’s the best step to take pls becuase I don’t have lots of money to throw around.Thank you will be in the comment section

Hi everyone,

I have seen the responses and comments on this thread. I would like to clarify that the purpose of creating this topic was never to mock or attack the agency. My intention was simply to enlighten others so they do not make the same mistake I made by making payments without ensuring proper documentation and receipts were issued.

At the time, I was assured that everything was in order and was encouraged to continue with the process after making the payment. However, I later discovered that the individual who collected the money from me is no longer working there, which appears to have created room for the current complications.

By God’s grace, I will be visiting the office tomorrow to seek clarification and resolve the matter. I will update everyone on my findings afterward.

I would also like to make it clear that this is not a tribal issue in any way. It has nothing to do with whether I am Yoruba or from any other ethnic group. Looking back, the major issue was my own failure to follow the proper procedure from the beginning and ensure that I received the necessary receipts and documentation.

Thank you all for your contributions and understanding.

So, you're required to obtain a planning permit from the office of Lagos State Physical Planning Permit Authority (LASPPPA) before you commence any construction on your property. After satisfying all requirements then you'll take the Approval or Planning Peemit given to you from the LASPPPA office to the office of Lagos State Building Control Agency (LABSCA) for Authorisation to commence construction, and also for a stage certification before setting out.

Failure to go through the aforementioned channel will warrant the officials of both office to serve you a notice as indicated on your fence and also penalised you for contravening.

Before they can seal your property, they would have serve you different notices which includes;
1. Contravention notice
2. Stop work (if you've an ongoing construction)
3. Demolition Notice
4. Seal-Up Notice; and
5. Quit Notice

In conclusion, you don't have a planning permit or building approval from the approving agencies or go through the proper channels and that's why your property was sealed.

Use financial instruments like bank guarantees to force work milestone with proof and documentation to booth else no payments.

You made a very BIG Mistake!
When you saw the first Contravention Notice, you should have gone to their Office, to establish the REMEDIES REQUIRED, for you to allay the Contravention.
Is it sheer Arrogance, or lack of respect for the Law, or "Na my Money dey talk" attitude" you dey form? huh shocked

Maybe you built on Public Gutter, maybe you did not have an approved Plan, maybe you violated your Building Plan, etc. you just need to engage with them AT THE OFFICE, not with some Touts who can tell you they are acting on behalf of the D.G. of LABSCA and then extort you for themselves.

You cant build a Big House like this, and still lack the confidence to go and meet the Director General, Secretary or whoever ordered the Notice to be placed on your Wall.
Once infraction is established, you can correct it by removing the Contravention.

If it is something that cannot be corrected (like not leaving enough space between House Wall and Fence (Shey l go remove my building nii or l will extend my Fence into my neighbor's land nii? shocked ), you accept your Wrong and ask them to tell you what to do, apart from asking you to remove your Wall.

In most cases, they will issue a FINE, as long as the Contravention is not too Outlandish but make sure you are not dealing with Touts,
Pay by Bank Transfer into any Account they say you should pay into, Never pay CASH.
Even if you are not given a receipt, the Bank Transfer has a trail.
You can then give small "Weekend money" to their Touts and warn them not to return otherwise, bad thing go happen.

Anyway, it is not the end of the World, go to their Office and "engage" them
If l were you, l wont even put this up on the internet because you are making it even more difficult to resolve the matter "locally" and forcing them to apply the Law, in Black & White

Any issue that Money cannot resolve, it is more Money that will resolve it, Aje!
And you LABSCA People, stop acting as if you are Angels or trying to play god! grin
You know how hard the Country is right now, don't make life harder for Nigerians, by pulling down this building, let him face a suitable Penalty and adjust whatever the Contravention is, in a manner that is still manageable and acceptable tp society


Dont make this Landlord and his Family to come and be struggling the renting of the few available Houses at Ejigbo with others.

Settle is quietly, it is not everything that should be for public consumption but if your priority is "to flex and trend online", by all means continue.
