Dijita:Please provide the perimeter of the property to be fenced, someone could help you with an estimate. Are the rebars quoted TMT (Thermo-mechanically treated)? If the quote is for local rod, then that is a potential rip-off. 12mm local rod is between #8900-9200 (new mold) 8mm - #4300-4500 (new mold) If actually the work will take up 5000 pieces of blocks then 850k is fine for the bricklayer @ a cost of #170 per block. |

It is a 3-bedroom house with 2 units of room-and-parlor self-contained apartments attached. I am using 6-inch blocks, so I thought of adding columns to ensure structural strength. This is why I have paused the filling for now. Sharing this for people that has narrow plots This project started with a call from a returning client (Nairalander). We had already designed rental apartments for this same plot, but he changed his mind. “I want my own duplex,” he said, “but I don’t want tenant wahala.” His priority wasn’t cost, it was privacy. He wanted to enjoy his home while still earning rental income. On a narrow site, that meant rethinking the entire layout. We designed a solution with separate entrances for the owner and tenants, giving both privacy while keeping everything under one roof.
