The VRF and Ducted system /central AC is being used these days, most of the big hotels in Lagos, Abuja, PortHarcourt are using the VRF/Ducted system. The only people that install the conventional type (high wall unit) on highrise building are developers because of the cost. VRF / Ducted system is more expensive but at the long run it saves energy.

If you visit banana island in Lagos you will a lot of residential building with VRF system.

Not just banana island, some other parts of Lagos island too, even banks, especially high rise buildings.

People just avoid because it’s more expensive to put together and if you’re a not building a commercial development, it’s not so advisable.

As a QS, when we have meetings for value engineering, thats sometimes the first thing to go…since cheaper cost can give close to same outcome. Na to just get standing AC choke the building.

Yes you are right. Value engineering is to give alternative option that can work effectively but at reduced cost. But changing the specification too can also reduce cost i.e using TRAINS or YORK as a substitute for Daikin, Panasonic, LG, Mitsubishi product,. On electrical you can change all light fittings spec from THORN or PHILIPS to average range of fittings in the market. Plumbing from HENCO pipes to PPR, Lowara pumps to Grundfos.... Etc weldone QS Tope

Sure….and as I have often heard, if value engineering saves you more than 30% cost, it’s mostly a case of faulty design. I’ll rather specifications, as large quantity can save a lot. Even procurement methods as well.

When it comes to big project of Multi-storey building, client might decide to supply some final fittings like light fittings, switches, socket, sanitary fittings and HVAC equipment. But the first fix and second fix materials will be procured by the MEP contractors.

Una no know dampness in building, e be like HIV, Na treatment you fit get, no be cure.

The ultimate solution is to have done your foundation as required.

In all you do as a building owner, ensure your foundation is solidly done, do not bypass any step or stage.

Dampness in building messes up a structure, it even gives the property owner psychological damage, you look at the building and feel so bad.

You're right. There is no easy way permanent solution other than surface treatment mostly.
That's what we do most times cos rising dampness is a foundation issue.

I believe a lot of Contractor and Client will take installation of DPM and DPC very seriously henceforth.

Physical site inspection is needed to know the exact type of dampness here ( risen dampness or normal dampness ) and the exact method to adopt to cure it 80-90pec permanently

Please I have a quick question because it doesn't make sense to me. My Engineer is telling me that's cheaper to do polystyrene/Pop on the ceiling than just plastering the ceiling. Note it is a residential building.

NB: Because his charge for the internal plastering was so expensive only for me to realize later that he won't be doing it and it wasn't specified on his quote that the ceiling won't be done. I told him I want the living room and dining only to be Pop in order to reduce cost.
