i have gotten a couple of builders i intend to use, after screening.
my questions.

1. what is the average charge for building supervision to pay the builder. is it best to lump it together with the labourers wages?
2. am thinking of planning and scheduling the work, based on milestones, say foundation to lintel, lintel to roofing. is this a good idea?
3. the plot is very low compared to the road, i estimate upto 7coaches of block will be swallowed to even make it level to the road, hence the soakaway pits should be dug and chained first b4 backfilling.
4. i have heard of conflicting talk about dpm and dpc, could someone specify what sequence is correct for the application

Don’t estimate, get a site report that will tell you exactly what it is.

That will help you get exact material and labour quantity and cost. You will be well prepared against over spending.

Casting on ground floor slab is the cheapest of all, and often the less stress to cast. Just get your concrete volume and negotiate using 15k per cubic for the labour.

1. Yes - to roof level
2. Yes, supervision will be included
3. Yes, it’s a material and labour bill. It will be done as milestone, foundation, frames, walls, roof etc.
4. The total sum of all will be given.

It's possible with a very careful and knowledgeable roofer using the right tools. The problem with Nigerian artisans, they don't invest in the tools of their trade. Everything na hammer, nail, handsaw and raw manpower. That's all. The use of hammer can crack the POP. However, you should not carry out the work this raining season. Wait until after the rains.

Thank you Sir....please currently, what's the best roofing sheet and how much per meter? Currently using steptiles and I've fixed leakages twice...

Honestly, things are really tough these days. The economy has made many clients afraid to spend because they're worried about losing their hard-earned money.

Yes is more possible and make sure you give it to professional workers to avoid affecting pop, they need to be extra ordinary careful, use the good quality of roof sheet, don’t do it in raining season, I think we’re in August break already.
