Go with the company that offers equal required cover, at pocket friendly prices......
Oga Lexusgs430 and other experienced people. Help me with your opinion.

I intend purchasing a 1930 property and the level 3 survey has flagged below;

1. A small portion of the roof that has got a flat roof need future repair.

2. efflorescence on the outside wall of the property while we are querying damp from the inside but difficult to visualise due to property being newly refurbished and summer season.

3. Also, drainage specialist was pointed out to me due to a cracked pipe.

4. Query (?) lead pipe due to age of property 1920/30, some asbestos on the ceiling as well.

5. Lastly, the building is fire-risk due to the party wall / separation between the property and the adjoining building.

Total Repair quote is between £4k-17k

Immediate repair is £4k

House price is £200k and we agreed 190k before survey was done.

What do you reckon guys?

Congratulations to me and family!

We have finally collected the keys to our house. Thanks to Oga Lexus who made me realise that rent money is dead money. Thanks to everyone here that answered my question at one point or the other.

It’s not been an easy ride but it’s been worth it.

Guys,
I have gotten keys.
The process took four months.
I secured a Barclays 5 year fixed rate of 4.5% just before the Iran war.
I used an online MA and Conveyancer. They were so good.
Thanks guys for your help.

Hello gurus in the house. I dey greet una oo.

Firstly I'm impressed by this platform, having read through, I wish to get a mortgage this year but I need guidance and the steps to take.

1). My rental contract expires August 2026. When is the best time to start searching for properties and mortgages to buy me enough time? Can I technically delay the process if it would be concluded too soon? My target completion date is between July and August this year

2). I have over two years left on my visa.

3). I started Iisa for i and my wife since 2024 and we have saved up to 10% deposit based on our budget.

Can someone explain to me the steps I need to take and the right order. From searching for a property to doing a survey, making an offer, getting AIP, shopping for mortgage, life insurance etc.
I would really appreciate

Please, I need some advice. I am currently considering pursuing an MSc programme in the UK. I studied Environmental Technology for my first degree, and I am considering either Health, Safety and Environment (HSE) or Waste Management.

Between the two, which would you recommend based on:

- Ease of studying
- Career prospects and salary
- Demand for jobs in the UK
- How easy it is to secure a job after completing the MSc?

I would really appreciate your advice.

Hello Experts in the house I want to ask a few questions please I am above 40 and I have a daughter who is 20years old she is in a university can she open a LISA account while I fund the account with the intention of of buying us a home ?
does it mean it’s solely her name that would be on the property?I don’t mind anyways she is my child .
Kindly advise as obviously am an old lady who is not eligible to open such an account.
Thank you all .

Her name wouldn't have to be solely on the property. It could be a joint purchase with you and her

It's important to note she'd lose her fist time buyer advantage if she does that. I.e she'd pay higher stamp duty when she looks to get a place for her own.

Hi everyone,
Outside the Rightmove valuation, is there any other free platform to check a property value?
Thanks

HouseMetric. combines HM Land Registry sold prices with EPC internal floor area to calculate £/m², which makes it particularly useful for normalising sales of differently sized houses. Its data is updated regularly, though EPC area figures and individual transactions can still have limitations.

Having your daughters name on the property, got it's advantages and disadvantages.......

Some have already been highlighted.....

If you can afford buying, without contributions from HMRC, go ahead and look for property within your budget.......

NB : If above 40 is deemed an old lady, what do we call an 80 year old lady....😊😂
