Fire outbreak from the hood: I've once jokingly told my neighbours that I'll help them call fire service in case there's fire outbreak. Here's why, I have 18m setback to the next building at the front, 15m setback to the building on the left (which is still mine anyway) and amazing 20m to the fence of the building on right. The back, I never had to worry cos monkeys and fishes cannot constitute nuisance. All electrical service panels boards are in the open plan maintenance room about 6m away from the main house; never had to worry about electrical sparks in the building. 2. Safety from men: Surest safety is from God but thieves that will attack a house where there's ample space had other mission. The security house is strategically located to view the windows on the left side and front yard. The house itself is strategically located at the end of the block meaning "No Trespasses except you're invited." Meanwhile, the community watchmen are well funded to fire 2 shots in the air every night on my street with dedicated flood lights focusing on the building at night. You don't wanna to know how they responded when false alarm was raised. 3. Space for tank?: Not a problem cos I have a space for a community reservoir. ![]()

Building Setback: Why are they important? • Improve visual appeal • Provide for sufficient light • Provide openness • Enhance privacy • Maintain uniformity • Eliminate encroachments • Restrict over-building • Protect public health • Provide fire protection • Increase safety • Makes for a better community This may not be a good message for those who bought one plot for N25m o. But for people like me, who bought less than 1m per plot. Don't overbuild. Observe the necessary statutory limits and build a better community! |

do I need two separate building plans in a plot of land. can it be approved if I request for one and mark the smaller one as a boys quarter in the site plan...one house is to be 5bedrooms building and the other should b 4bedrooms. thanks for ur urgent response |

nwabuwa:You only need one set of building plans containing plans for the two buildings. As long as there is enough setbacks around the house and the site plan analysis contains information about the percentage of free space, you will get an approval for your buildings. |

EgunMogaji:These stuffs are kind of way behind, in CCTV technology. These are for old Mummy and Daddy that are not conversant with technology and hence need something very "BASIC". Distributed Recording, over Wifi, using wireless I.P Camera, wirelessly connected to your I.P Television (for viewing), your Mobile phones and over your 4G/LTE Fibre network is the bomb. Recording is done "offsite", probably to your Google Drive or over some Cloud storage located in a bunker. somewhere in another country entirely. Anyway, bowo'semo, lo'ogun nmo. You get what you pay for. ![]() I hope you are not planning to have this at home because l have seen over two cases where that "Recorder Box" is the first thing the boyz "took along"!! In Abuja, Building setback are minimum of 5m, but for FUS such as Major Highway, Railways, High tensioned power lines, petrol and gas Pipelines the setback is 45m, and features such as rifts, rivers flood zones, are 45m. Any development that encroaches these setback will include the wrath of the Development Control officers to mark and demolish such development. In some cases, the violators of such setbacks are prosecuted. In other states, the adherence to planning rules are a bit relaxed hence you don't see the development control enforcing the setbacks. |

Dieumerci:The disadvantages are nothing that cannot be tackled if you use the right materials and excellent workmen. If properly installed with good flowmaster, there is no reason for water to over flow or for you to have a burst conduit pie. I have never had an over flow in the past 18 months I installed my tank. The key thing is proper installation and routine servicIng. Disadvantages are meant to be overcome |

On the left side, there's over 20m between building. Average plot price is N40,000 per m2 The Reserve - 12m front, 6m right, 8m back and 3m right. Average plot price is N25m per plot. 10AB - 9m front, 3m on all other sides. Average plot price is 40,000 per m2 Forthright Ibafo - 7.5m front and right, 3m left, 4.5m back. Average plot price is N10m per plot. I know say city pass city though. And shoes get sizes!!! |

3strike:Baba, hope no be say you wan use galvanised pipe for tank tower for your 3 floor house? It's possible but not safe o! You're looking at using the pipe for almost 15m high tank tower. If you must do it that way, ensure it's braced to the building wall. Call 08032709611 (Rosemary). She sells galvanised pipes in Ajah market. |

Talking about roofing wood. Is melaina wood truly the most affordable roofing wood that would not need to be treated. Apart from price, any other reason to explain its widespread use. |
