Why I like am?

Anyone passing through Badore road will see a house on the major road beside FO filling station. That's what inspired me. I've seen many other people do it but that house is just it for me. Beside that, it is water retardant and weather friendly. Also I wanted to make the lower part of the building interesting without breaking bank or use too much of tiles, so I decided to use the paint to make the wall interesting and it did just that.

If he wanted to go the beam way, I think he should have done that after about 4 courses then placing the last course of block. Now, cost wise, (carpentry, concrete work) the beam will have to go around the whole perimeter of this mammoth building.

Why do that when you can just have 4-5 courses of blocks to support a 6 course wall? About the Domino effect, there's usually a leg space (about 100mm or less) between the supporting wall and main wall. This allows any pressure from the expansion of clay to be absorbed before reaching the main wall. Fill this space with sharpsand.

This is why I advocate creating panels whenever there is a large unpartitioned portion. Helps to hold the main walls together.

So mi oga does this double wall need to be full height?

Trust me, your slope aint that bad. A slope can be bad that the drawing plans have to be changed to accomodate staircases or basement.

My advise on the wall, fill the block holes and the gap between the walls with lean concrete.

I addition, increase the wall from the L shape you planned to U. This will give the high side of the wall more stability.

I need these boards below. Where can I get them? I need to use them for my fence. I want a 3 feet concrete base of 120ft by 120ft for my fence before blocks are set on them.

I need them within a week.

I can give you brand new boards or first used boards for the fence work. Same price for rental of both.

N150k delivered to site. Removal next day after casting. Reinforcement must be in place before we deliver the boards. No sawing. We will provide drills to bore holes on the board for easy fastening with binding wire. Carpenter must be on ground to assemble as we deliver.

You may want to ask me what I'll be providing you.

It's just a fully assembled board as shown in first picture below. We will deliver the boards to your site and pick it up the next day after concrete pour. We will also give you a cordless drill or an electric drill with a small generator for use during installation.

Okay so I want to hear from others who have done alternative deckings on a small structure of say 30 X 30.

Even if it's just an idea that you have as a builder because this might just be your opportunity to demonstrate it.

I'm even thinking about the wooden floors of old days that can be found in most older two story buildings in Ibadan.

Experts in the house I need help.

I gave an architectural drawing & approval job to somebody and he messed up. I sketched out the way I preferred my floor plan to be but he ended up doing something else; how he ended up with the wrong floor plan is still beyond me.

None the less, he got the approval from the local authority but for the wrong architectural floor plan.

I actually sent the one I sketched through my uncle who's in 9ja because I reside overseas but the man in charge of the job maintained he wasn't given the one I sketched. I know he's lying because my uncle called me from the man's office when he delivered it to him & we talked about price.

Now, I just want to fix the mess & I still want my sketch done. If I secure the exact floor plan I want, does it mean I have to get a separate approval for it? How do I go about this?

Question for Ibadan boys grin

If I have approval to plant a structure on my plot already and i decided to plan an accessory building. I am assuming that i will need to get another approval.

If so what level of detail is needed in Ibadan knowing there is an existing plan with site detail, septic system, etc

OK, here's a question.

Why don't we build with treated/insulated hardwood in Nigeria? You know, a house where the exterior walls can be blocks/concrete, but the interior/room dividers would be wood? Think of the freedom and cost-reduction in running electrical wires/pipes, plumbing, and even future reconstruction/expansion.

My high school in Abia built in 1929 has residential buildings built entirely of wood, and some still look good!
I just came across this thread.
You just suggested something that I have thought about well.
I will snap and post picture of a test result document given by lagos material testing laboratory for a wood insulation / plastering and design coating with fire retardant and termite resistant properties.
You could actually have a cost effective but yet safe and effective building.
