OP, You need to consult a Quantity Surveyor who will give you an accurate cost for your project through preparing a bill of quantities or a material schedule, depending on how you want to build your project. Also note that your floor plan does not have dimensions so no body can actually give you an accurate estimate. Whoever gives you any estimate here is just doing some guesswork which may be under budget or over budget.
