Really don't know this Lekki Gardens company but you have done enough advert for the young man,I looked at some of their works-they seem to have done much and grown so fast.
If he could do this much at his age -have a vision and work through it. I am seriously inspired ,I pray he gets through this and become better.
A pity people lost their lives, May their souls rest in peace.
He needs to work hard and get it right, will recommend him to my friends.

I wish no harm for individuals and corporate entities. I am not in the demographic of his customers because I hate anything that has to do with planned communities as it goes against my personal freedom to express myself.

However, I place the blame of this disaster fully on the footsteps of the government and her responsible agencies for lack of proper and adequate monitoring.

Humans are genetically predisposed to taking the path of least resistance, it's recorded in the annals of engineering and documented history of mankind. People will naturally do bad if they think they will get away with it. Pastors will covert the Wife of the church member, granite supplier will do a yodi load, plumber will overestimate and go back to supplier for kickback, police will take bribe, etc, etc

The good thing though is that there are people in places of power who knows the right thing to do, they travel widely, they studied in advanced countries, they know the right thing to do.

Lekki Gardens: The Good Side of A Bad Business.

Are there any positives?

Initially I had intended creating a thread titled “10 Sins of Lekki Gardens” but decided that I should switch topic and consider the positives of this real estate firm.

Note: This piece like most of my write ups will only give a flavor and is not conclusively resourced. But that’s OK. It’s just a piece of carrot and hopefully just enough for people (even doubting thomases and bedmates) to do their own research on these controversial areas.

Here are the positives:

1. They never wanted to kill anybody

2. They have a very good vision to roll with. Within a very short space of time, we saw a company bring about tremendous change in rapid urbanization, demographic growth and an expanding middle-class. I knew what Sangotedo looks like in the last decade.

3. They brought about a change in the real estate market by changing the style of the game. Investable real estate in Nigeria have doubled compared to the figures we have in 2007. They deserves some credits for this.

4. Lagos state witnessed an unprecedented growth in real estates between 2011 and 2015, thus making it attractive to investors. Lekki Gardens played a key role in this through rapid urbanization.

5. For the first time, a developer brought about a paradigm shift from luxury Lekki (which only the rich can afford) towards affordable Lekki housing projects leading to higher absorption levels. That's a big plus for them.

6. Lagos is the highest employer of labour in Nigeria with over 120,000 construction workers (skilled, semi-skilled and unskilled) working on various projects. Lekki gardens had a fair share of this figure.

7. They made some regrettable mistakes which their arch rivals are using to attack them now. But I realized that even the Donald Trumps of this world too failed at some point. Went bankrupt. But staged a BIG comeback.

We hope Lekki Gardens can stage a big comeback with more positives.

RIP to the dead.

Basically I'm being told by my Carpenter that the lintel that goes over the balcony is always a coach higher than the doors and windows as shown on Bitswork build.

Is this standard?

Police Public Relations Officer in Lagos, Mrs. Dolapo Badmos, who confirmed Nyong’s arrest, said he will be charged to court as soon as investigations are completed.

On Wednesday, Governor Ambode had ordered all Directors of Lekki Worldwide Estate Limited to submit themselves to the Lagos State Commissioner of Police, Mr. Fatai Owoseni, within the next twenty four hours or face immediate arrest.

Nyong complied with the directive and reported himself to the office of the Commissioner of Police in company of his lawyer, Mr. Wole Olanipekun (SAN) and was detained after interrogation.

It would be recalled that the Lagos State Government in the wake of the building collapse, revealed that preliminary reports and investigation, it was discovered that the collapsed building was served contravention notice for exceeding the approved floors and thereafter sealed by the Lagos State Building Control Agency.

The government also discovered that in a brazen act of defiance and impunity, the owners of the building, Messrs Lekki Worldwide Estate Limited, the promoters of Lekki Gardens, criminally unsealed the property and continued building beyond the approved floors until the unfortunate incident of Tuesday which has led to the death of over 30 persons.

Governor Ambode who is said to be irked at the spate of building collapse in the state had vowed to wield the big stick so as to put a stop to the disturbing trend.

Finally, the chicken has come home to roost cool

What Lagos State Govt do is Collect Money, do an Integrity test, if they find Defects, they come and Mark the Building and Thats it. They never come back to see the Progress. I have seen a lot of case where the Contractors Plaster the Red Marks and thats it. Why can't they keep records and follow Through on the Marked Buildings to ensure work doesn't continue until defects are corrected?

I hope you've seen the reasons why you should learn your building codes and calculations by heart.

Meanwhile, I just learnt that construction cost is detemined by the amount you paid for the land.


I think the "author" of that quote is looking at "the economic value" of the said land .
What l am infering is that if you can buy land for 25M, no one, not even 'dumb me' expects you to build a face-me-face-you on such land because you wont be getting the best economic value out of it.

Even if you have to borrow money from bank, you would borrow like #30-50Million so you can put something worthwhile on it, .... and it , in return, give you a good ROI since in most cases, such actions (buying a very expensive land) is done with 'economics' in mind.
Also, you have to be very rich (and therefore able to afford that 50Milla) if you can buy a 25Milla land and build a Duplex on it, just for yourself (as against economic returns).

At that point, it becomes a "status" thing, which has its own derivable value.


But honestly, l dont think "ordinary house owners" need to learn building codes or get into the nitty-gritty of building.......
why then do we pay professionals to supervise for us?
Though, l am working on the assumption that such "professionals" (Architects, Q.S, Builders, Supervisors, Consultants, Struc Engineer, e.t.c) are honest and know what they are doing and will work in the interest of the Home Owner.


Just my opinion.

In some cases, they just want to see your Building Approval/Documents but instead of asking 'politely', they embarrass you by marking it first, drop their Paper...and you have to come to their office to "see me". undecided undecided


BTW: I remember reading a thread about Lekki Gardens and how soem tenants where causing this same Nyong and saying he will meet KARMA in the future!

That way, you learn, we learn and we can even reason along with him

This problem in LG is a society problem. Firstly, Who pays for a house that he/she has not seen? The so called OFF Plan concept is Freud. Anytime i see those two words on any development or the so called Service Plot or House, i run.

Most Nigerians do not understand what a Service whatever is or mean. IT Simply a Rented Land from the developer. You build a house on someone else land. They will continue to charge your forever for renting their land. It called a CONDOMINIUM in the USA.

I laughed when the Tenant was suing LG for charging them for service land they bought. They signed for it without understanding what they were buying. Typical of us Nigerian. Wanting to feel among without know what we want to join. But Nigeria being what it is, LG lost in court to their Tenant while they should have won easily if it was US.

Anyways, LG was greedy. They need to sell outright and let the home owners develop their management services through HOA( Home Owner Association). The good thing about HOA is that it provides the community a standard and its the home owners that come together to implement policies that work for them, not the developer.

My advice for now, When you hear SERVICE PLOT OR HOUSE, I beg run for your life. Na Naija we dey ooo

I completely detest any form of association. There are lawsuits against HOA all over USA, people have lost their homes for non payment of dues and for not paying levied fines.

Nyong complied with the directive and reported himself to the office of the Commissioner of Police in company of his lawyer, Mr. Wole Olanipekun (SAN) and was detained after interrogation.

It would be recalled that the Lagos State Government in the wake of the building collapse, revealed that preliminary reports and investigation, it was discovered that the collapsed building was served contravention notice for exceeding the approved floors and thereafter sealed by the Lagos State Building Control Agency.

The government also discovered that in a brazen act of defiance and impunity, the owners of the building, Messrs Lekki Worldwide Estate Limited, the promoters of Lekki Gardens, criminally unsealed the property and continued building beyond the approved floors until the unfortunate incident of Tuesday which has led to the death of over 30 persons.

Governor Ambode who is said to be irked at the spate of building collapse in the state had vowed to wield the big stick so as to put a stop to the disturbing trend.

At least you people see it from where im coming from. I do not blame these subcribers for killing the over 30 people in the building. I just dont understand why the patronize firms with offers that are too good to be true. Naija People with Awoof!!

The Idea of Affordable housing is fantastic. Its something My team and I are working so hard to bring to the Populace. but not at he risk of the people that eventually subscribe for it. Because this is not a case of Lekki Garden working for the Middle Class people. Its a case of lekki Gardens Using the Middle Class Citizens to Archieve their Selfish Goals.

I am very sure that in the Future most of the Houses will be empty because the Value would have droped so badly, and owners will want to sell off but no buyer and renting will be like nothing to write home about.
