babalose:If the wall is already screeded for satin paint for example and you decide to use Stucco, the cost can be negotiated and deducted. I think it's better to have screeding included with the stucco application together. |

Further to our ongoing discussion on removable burglary bar. This is what I've been working on for my house. My prerequisite are as follows in order of importance (to me): 1) Can be opened by at least a toddler. 2) Can be removed entirely leaving no trace of its existence from outside when needed. 3) Will complement a contemporary look that I'm going for and less like Kirikiri. The parts shaded in brown will be embedded into the wall and won't be visible. On the left will be removable hinge and on the right will be the lock mechanism. The middle red area is the decorative gate time and can have any design of my chosen and is the totally removable part via removable hinges (on the left) and the lock (on the right).

EgunMogaji:I think the term DIY is subject to different interpretations. There are activities that by regulation must be done by licensed/competent personnel. You will not have a building approval IF your drawings are not STAMPED/SEALED by licensed/competent personnel. Except you are a licensed electrical personnel. the building will not be declared fit for habitation. I doubt you will be allowed to DIY your structural drawings for example. Most people just see structural drawings without knowing that there are calculations that goes with it. For all those getting charged for structural drawings, please always ask for the calculations. NB: I am NOT a structural engineer oo. |

GRA in Ado-Ekiti (Ekiti State) that part of area/land requires that certain house with cost associated can be build there.. so I will need to even attach a QS estimate duly stamped by the Qualified QS to specify the amount before the plan can be approved. @EgunMogaji - Please read the above... mufutau55:Thanks for helping prove my point Sir ![]() Not every one needs a QS, some will, like in your case or if they are seeking finance as I stated before. My grouse is not with QS (I keep saying this) but with the arrogance of Olumide4Christ as in regards to putting DIYers like me down who have decided that we DO NOT need a QS on our project. There's another artisan on here that is promoting borehole as an absolute necessity before a project commence. I find that equally ridiculous. Thank you Sir. |

EgunMogaji:Agreed. If the State does not require it for that section of the area, I may not have hired any. Wheiter I did the QS or not and regardless of the cost, I will build my house... no buts or ifs about it. If I am paranoid with my finances to see if the fund can cover the project that will be a different situation. But cost or no cost, I will build my house... and even with all this price fluctuations.. the QS may be well off. But if the State/Fed requires the QS estimation, you will have no choice. Hajji M. |

EgunMogaji:I was referring to the fact that people may casually/wrongly refer to those products with the generic term, "Asbestos", and that the makers should be mindful of the need to correct such connotations. Accordingly, adding "asbestos free" verbiage to their list of water, fire etc advantages (as per your shared info ), for instance, would have negated our need for further clarification. |

Back To our main topic. My certificateless boss just won another contract and we have been busy dining and wining in his lodge after breaking today's fast. So I will be updating this house with pictures and information when we fully start the construction cos some of their own way of building is different from ours. The building is a 150 unit of 2/3 bedroom flat with an underground parking. Duration is 5-6years. Picture below is an example Tho maintainance is still going on and we are yet to know the date we are starting but the contract has been signed.

FreeWorld23:Anything can stand in a waterlogged area when properly designed. There are bridges with piers sunk in open oceans. The idea is instead of the ground floor apartments turning into a swimming pool, why not yield that floor to the ocean surge/flood from the onset. This is just a layman's opinion on what I've seen. |

You're right that almost anything can be built to stand the test of time in a waterlogged area when properly designed. BUT the multistory building he proposed seems like a capital intensive project. Why would an investor in Nigeria choose to build in a water infested area when he can build the same property in an area relatively easier to build in?? Just speaking from a business perspective. And even if they chose to build that building in lekki area and had unlimited funds, the main issue I foresee is "maintainence". Even if you spend a lot of money securing the land, building great drainage and adequate foundation, if your nearby neighbours do none of these things your property is still at risk of being flooded. Especially if the government has not created/maintaining adequate drainage for the surrounding environment. Since we know how things are on ground in nigeria, if I were to be an investor. I would also choose to build such a large scale building in an area that would not bring me "stories that touch" if I can avoid it. Save the money I would use in tackling water/flood issues and utilize it elsewhere on my build. EgunMogaji: |

Buildings like this already exists in the LeKki area. It is just 7 floors. Although I am not a structural engineer, this type of buildings is what brings out the work of structural engineers. Definitely, pile foundation will be used and the depth can be as 20 meters |

EgunMogaji:okay..... I think structural engineers will know how to deal with that and come with a better plan. My idea is making the first floor the car park cos of flooding. But in a country like Nigeria where we have enough land, we don't need the underground parking. |

55Degrees:why waste time and cash doing piling foundation when you can build it on a dry land? You can't build this kind of house in lekki/ajah and ask me to come and buy/rent. |

I have and many others (look on YouTube for evidences). My house was not only inhabited but qualified for FHA loan for the seller when I later sold it. You're limiting yourself with this thought process. You can do it, stop making excuses.
