Just wondering about the retirement discussion and businesses to do in Nigeria (stable like the land business) but not susceptible to landgrabbers.

In my opinion, agricultural business cum mini exportation will be the way to go. Agriculture, lime education, oil, natural resources is a driver of economy. It is a business that will provide solution to a problem: hunger, poverty and employment. And now is the best time this is needed in this nation.

If a good amount is on ground to invest, I would suggest a sustainable farm. Yes, sustainable.

A sustainable farm is one that:

1. Does not constantly rely on any external factor.
2. Does not destroy the natural environment.
3. Reduces waste from the environment.
4. Generates profit enough to fend for itself.

Bak in college, I developed a plan for such farm. But you know in Nigeria, lofty plans scarcely find sponsors, unless you know someone. But anyone can imement such a farm, it's simple.

Get a big expanse of land anywhere in the country (even if it be troubled regions). Once much locals are employed in an enterprise, militants scarcely disturb such business, ceteris paribus.

Then have a farm, a poultry, a fishery and a cow ranch. Initially you can power the farm on partial electricity/partial solar. Engage the services of 3 professionals: a project manager, a farm manager and an educated farm supervisor.

Reach out to all these big eateries : Chicken republic, Mr bigs, etc and reach an agreement to collect all their waste.

Buy trucks for haulage, or rent trucks. Then get back to farm plan: have your professionals research on biogas/biofuel: raw materials include from your cows, plants and eateries...you can never run out of all three at the same time. Over time, you would be generating heat/electricity from biogas...you will even have excess for cooking, domestic or to be sold out to people.

You will get manure as by product from biogas too...which will be used on your farm. In 2-3 years, you will eliminate NEPA/fuel electricity from the farm totally.

Meanwhile, use technology in your farm while starting, introduce thumbprint signing in/signing g out, pay per work/not per month/automate your pay, don't ever let raw cash change hand in the farm.

Then, the CSR: make sure 80% workers are from the community, and don't let their be a wide gap between managers and workers finance... You are good to go.

This might look like theory, but I believe one day, I or someone else will implement this farm. It can be you.

Those are the key stumbling points for a lot of failed farm projects I know of.

Additionally I always advice to start small (even if resources are more than available), then gradually expand. This allows you to prun/weed/optimise ur staff for performance while reducing the scale of losses associated with the learning curve. If you can't make the small scale profitable, thats an indicator that the large scale will not be self sustaining

Above all else, start with workers you can fire at will without sentiments. Relatives are a no go.

The guy that gave me installation rate of N700 per door also gave me the price of the cylinder. He quoted 1K for ordinary cylinder and 2.5K for original England. I however want second opinion because N2.5K in fifteen places na big money in this Buhari era. angry grin grin angry
I think the last time I bought them was at N1,500 each

So good on paper. What about the marketing plan? Sales and Distribution.

No one adviced me before I turned my Aquaponic project into "point-n-kill" fish pond.

These businesses are the type you don't want to miss a point especially when the capital invested is a borrowed fund. To me, all capitals are borrowed fund (with high digits interest rate) that must be paid back.

Very lofty ideas (even though there are too many dependencies) but I'll dwell more on the viability of the business idea itself. Do more market research.

I can remember the huge loss poultry farmers made during boko haram crisis. I made enquiries into whys and hows and I was made to understand that the north is the largest market for eggs.

@ bolded part above, I want to believe you have a faith bigger than the mustard seed to include getting wastes from eateries in your business plan. I have first hand experience with my dogs. I shelf the idea when I noticed the cost of getting waste foods is almost the same as what you'll purchase over counter.

Yes, although court representation may not be free. I however, didn't give my house to an agent. I gave it to the lawyer to let. The agents call the lawyer and this method makes everything very formal. All sorts of agents are the one that let the houses. As far as I am concerned those agents are rogues.

My lawyer was involved from when I was searching for the land (verifications and background checks) till I got tenants. My tenants have never 'met' their landlord as I go there as caretaker. To me the services of the lawyer is non-negotiable. But this depends on whether you have a good lawyer and considerable lawyer or not.

Regarding the key locks, a friend bought his doors from an importer (above 50 pieces I think) and collected them direct from the container b4 they were offloaded. All the bundled locks were very good.

Is it possible that the low quality locks are swapped by the warehouse rats?

Agarawu help ask ur warehouse tenants what they do to those locks.

I was asking a friend of mine who owns/manages a decent size portfolio of properties, and when I asked him about taking a hands off approach and everything going through the lawyer, including the serving of various notices and whether that would carry a very low cost since I am effectively giving them the legals to do per tenant, he said Lawyers are not nice oo, and typing letters to serve to tenants would carry a separate fee.


Obviously I would not generalize, just the same way not all builders are rogues who steal client's goods and forge documents and worse of all still do a very bad job, you only need to read https://www.nairaland.com/3148782/how-select-good-builder , there are still some good ones out there and it appears you do have a good and understanding lawyer.

I would not be surprised if key locks are swapped for inferior ones, this is what sometimes happens with WC toilet systems, the wc syphon systems are sometimes swapped for an inferior one, and then what happens is that the customer then has to come back to buy the real thing at an extra cost.

A sustainable farm will start with market analysis:
What products are currently scarce in the consumer market?
What products will soon be scarce due to festivities, naija govt policies etc?
Out of the 41 import-banned products, is there anyone I can focus on?

In the absence of good sale, how do I preserve excess production? Do I even preserve or convert to alternative agro-allied product?

When there is no more request for my fish? Can I partner with baba hafusa pepersoup joint to supply him? Or can I have my wife open up afrozen fish business?

Can I dry the fishes? Blend and process them, and make another product?

Can I can them, and partner with private schools to supply?

By the time I create a sustainable circle of business in paper,
Upon implementation, I will be rest assured I've done my part. Naija factors will always set in...but people have scaled through...why won't our business?

I dont have door importer as tenants, strictly electronics and electrical goods.

But still, importers are the same. The best way to buy from them is to time their container arrival and buy instantly while off loading.

I know the Govt do designate some places as farmlands, but we all know what happens. There is a place in Ajah today, well built estate that was designated as farmlard in fact thats what the C of O states, today you may not even see one chicken not to talk of farm. Its so built up.

Here is a picture of the wallpaper paint applied with pattern roller.
It was sharp in some areas and light in other parts.
The painter that applied it had no prior experience.
I believe with more work experience, it would come out better.

Practice makes perfect. Over here there are painters who specialise solely on this technology.

After much thoughts on the matter and the Nigeria labour angle, I think I will go with stencils instead. That can't be flucked up I don't think.

Well this particular side, I doubt if omooniles are there. The place is so local and rural. We bought land somewhere there August last year (100k sha). Just do some investigating about Olorunda...I doubt if it is on the map.

Let's learn more new uncommon thing from our builders.

I was asked to fill the pic below with my boss steel loading machine that was rented by one of his friend and I notoced the pillar was surrounded by bricks/blocks before filling. Why?

Pls note that i am to fill to the top of where u can see the iron before they will do dpc.

The question is; why was the pillars surrounded with blocks/bricks before casting?

I am challenging all our builders in this section. wink
