Finally someone just saw the abuse of this public forum, after wasting 4 or more pages of space that was supposed to used for useful innovative ideas and information, that could benefit many people that came here to share there ideas for layman learning. This is Qs Michael Of NewHome Construction.. a certified Quantity Surveyor/Project Manager..

What i do:

1. Manage the finances for any kind of construction project, whether it’s a house, a high-rise, a bridge, or a tunnel

2. Work to keep the project on time

3. Work to keep the project within the budget

4. Make sure that construction costs and production are managed as efficiently as possible

5. Resolve disputes between contracting parties.

6. Prepare Bill of Quantity/ Quotations/ Budget for construction Project.

I had been seriously hurt by waiting for cement fall in 1998. It was N520 then, it jumped to N570 and I stopped buying, stopped my house I was building back then and hoped things will normalise , I later bought it a year after at N900.

This is why it's important to plan ahead of any project. Keep an extra amount, say 20% extra on the budget and keep aside to take care of exigencies like this. Also watch the news, some things are pretty obvious when you watch the trend. There is no way most materials will not rise if the naira is getting a pounding against major world currencies.

The rise was inevitable.

[i]To buttress your post, 2 Americans went to a village in Indian, on arrival, they both saw so many India citizens without shoes, one of the American felt pity for the poor Indians but the other American started thinking of how to capitalize on what he saw, he said to himself, l will go back to the US and discuss with a company to produce relatively cheap sandals & slippers at a relatively cheaper prices, he actually did , went back to that same village and was selling those sandals & slippers and the villagers where happy to pay for the cheap shoes while the American made a fortune, moral of my story, like you said, it is good to watch the news, keep track of opportunities that comes in between, even during recession, the smart once can take advantage of the hard times to make a fortune, " a wise man says the eyes that look are many but the once that sees are few "

Bro

I pray all goes well with your site sha. I don't know what to say about Nigeria right now oo. Funny enough I get a few calls every now and then about some bargain properties here and there. The thing is that in most countries (lets say Western), you can say authoritatively that this recession would not last pass X months/years. At the moment the recession is like a newish thing, I do not recall things ever getting this bad and with Nigeria I do not think anyone has an answer yet or when we will see light at the end of the tunnel.

I also wonder, IS THIS A GOOD TIME TO INVEST IN PROPERTIES ? I have my doubts, but i hope someone can prove me wrong.

Exactly what he/she has been doing, trying to remain relevant despite not having a motive for being here. I am also thinking, a HOW TO guide on a separate page/thread might be very beneficial, I am just thinking if I had to learn and go through so many pages.


Abdulwlastec/Spyder/Segemoore/Gbadexy/Skimanski - The good stuff
Brabus - Fraud and monumental building errors and loads of internet pictures
Egun - Americana himself.
Lastpage/Excuseme/commonsense101 - grin grin where do i start
So many dubious monikers

If I were to advice our good builders, I will recommend the following

# Have a blog - could be on NL or word press (last time i checked i think WP was free). NL only allows you 3 pictures per post, what you really want is where to host your pictures, so you can embed them and wrap text around it.
# Catalog all your stuff, so you can always refer to it and saves the repeat of the same stuff.
# Try to add commentary to your pictures, not everyone is a building expert to decode what you are trying to explain, Spyder did this well when he was explaining something about decking a few weeks ago.

I hope everyone on this thread can see that as much as l am trying not to get drawn out into any abuse that will derail this thread after the recent sanity, these Lepers keep trying to poke me in the face and make me respond?

I hope someone will call them to ORDER now, as we can all see how desperate they are, to STIR UP TROUBLE AGAIN.

I can respond in like manner though as someone advised, if l respond, they might not know the difference between me and these gutter-boys

yeah in the Nigerian context only fee things come down in price after they go up and do not think real estate is one of them.
