25-30m can get you a duplex in kubwa but you will need up to N45m in other Areas

to be candid, you can't get a duplex for 20m in Abuja. even if you get an old building, what you'll spend on renovation will be much as well. best bet is get a land in an estate, develop it to ur standard.

My brother with the present state of affairs in naija now an investment in a commercial property will be a better one than residential cos you will have an opportuity to collect yearly rents.I am a lawyer and i have a property my client wants to sell cos the cousin is not giving him an honest account of the rents accruing from the property.The property is a donwstairs structure with 8 [one bedrom flats] ensuite with kitchen toilet and bathrooms.There is a big space at the center.It has water facilities and its fenced with a gate.It has a C of O.Asking price is 27m.
