bukitt:In my opinion, Mowe Swampy/water areas are no no for me. Foundation is expensive. The building is prone to sink. Maintenance is usually high. Its most likely you'd rebuild the house after like 5 to ten years. Well its just my take though. You can seek professional advice. |

@bukitt - Ibeju Lekki holds much more potential than Mowe, here is why: Mowe has the Lagos - Ibadan expressway in its favour, including the numerous Religious grounds in that axis. Ibeju Lekki has the following : Pan-Atlantic University Proposed 4th Mainland Bridge Proposed Lekki-Epe International Airport Lekki Free Trade Zone Proposed Lekki Seaport Proposed Lekki Golf course That's all I can think off the top of my head. Some of the "proposed" projects have commenced already hence the hype. |

bukitt:to be honest with you, if I was presented with an opportunity to either buy a land at ibeju lekki or mowe. I will choose Ibeju lekki. There don't seem to be much development going around the mowe axis. Someone above has highlighted the projects that will take off at Ibeju lekki. However, my aim will be to buy, hold and sell off. I will be aiming to buy into estate that has been fenced and ample construction work has begun inside of the said estate. Not all those estate coys that will just put a small signboard in a bush, no fence no nothing . My motive will be to buy and sell off, not to build. The swamp issue + The rising global warming in the world portends huge danger to that area my take tho |

chukzyfcbb:98% of Real Estate agents will not allow you to sell your land all in the name cost of changing information, stress. e.t.c.. They will give you the impression that its your plot of land and you can sell but trust me you will be surprised when you tell them you want to sell your land. . Buying plot of land from individual and perfect your documents is the best. Estate land? You're more or less a tenant ![]() |

Lekki Phase 1 was extremely Swampy. VGC is reclaimed land. Yet current owners are revelling when they think of the value of their properties. My old man chose to develop his land in Ikorodu in 2001 rather than his land at Abraham Adesanya as my mum didn't want "Ile omi". This is a move he regrets today when you look at the current level of infrastructure and rental values. Nevertheless, I guess each to his own... bukitt: |

Change of ownership via Deed of Assignment is possible with Estates. The issue is around the different clauses or terms and conditions that can make selling your land very difficult. Some state that only they can sell your land. People flock to Estates though partly due to fear of Omo onile and Security issues. bukitt: |

phoenix480:The amount ur dad used in developing his land, I believe erecting a residential building at ikorodu will not cover 50% if he had used the same money to develop the one at Abraham adesanya. Nevertheless, he still didn't sell his land at Abraham adesanaya, and that's the cash cow, the Land. For holding onto it, its a wise choice still |
