Good day everyone. I have a serious problem and will want experts, professionals and experienced people in Real estate to help me out.

Got into real estate recently. I've been given some properties and up till now i've not sold any. this has been a problem to me. that has brought the question: How do I make it as a real estate agent? how do I sell and get clients to sell those properties quickly? Join me and become a millionaire with in shortest period am sure of that


This questions are not only going to help me, they will also help youths out there who are graduates and those jobless and are looking for jobs

JOINT VENTURE THE FUTURE OF DEVELOPMENT
I am not writing this just because our company DAYSTAR SHELTER is Nigeria's number 1 Joint Venture Developer but also so that you can be more informed to make informed decisions at the right time.

What is a JV? A joint venture (JV) is a business arrangement in which two or more parties agree to pool their resources for the purpose of accomplishing a specific task. This task can be a new project or any other business activity.
Daystar Shelter Ltd can enter into a JV with a Land Owner to develop an estate on the land. The land owner's resource is land. Our resources are Technical Capability and Financial Capacity. A State Government can enter into a JV with us to build a large shopping Mall or a bridge or rail. A community as a whole can enter into JV with us to build modern market of 200 shops or 500 or 1000 shops which will be sold to people of the community.
All over the world, the fact has been established that Governments are not to be at driver's seats in development. Smart Governments take the Owner's seat in Development and they allow the Private Sector to drive development. In Nigeria, check all the lofty projects ever executed successfully and those wonderful projects that that never saw the light of day and notice an observance or violation of this critical law of development:- The Vehicle of Development accelerates when the private sector is at the driver's seat while government is at the owner's seat and all other stakeholders (the people) are rightly seated"
This does not mean you can pick anyone from the private sector to drive the project. It is only those who know the way and how to drive and also the propelling passion

Beside credibility as someone has earlier told you, the basic thing you need to excel is networking. I know in the state you are, there are alot of real estate firm or even estates, get yourself acquainted with them. Let them know you and the properties you had for sale.

Also join whatsapp group and always post the properties you have.

It's gradually, with time if you consistent in the work, people will begin to know you. Coupled with the recent economic recession so my brother it won't be an easy journey but patiently you can excel.

Added advise, don't really fully on the work for now, you can be doing this as a side work while you look for something else that can also give you money. This is necessary to avoid putting too much financial pressure on yourself

Mr greenhorn brother, making it big in real estate needs a lot of networking, you can also join a real estate whatsapp group. Advertising online is also a good way to get leads. Don't give up, sometimes some prospective clients will frustrate you. Don't let that get you down, people will talk to you anyhow, some agents will mess you up by advertising a property they don't know nothing about, and when you get a client for the property, it turns out that the agent hasn't even visited the property himself. Just keep pushing. I wish you the best.

I can help you bro - 6 months ago I was a complete novice but when I join a real estate investment network, I attended seminars, read books on real estate and land buying guide in Lagos, started a blog - www.buylandinlagos.com - today I have sold more properties (land) than I expected. There is no magic, follow this advice:

1. Read books, connect with real estate experts for questions.
2. Understand basic terms in real estate to make buyers trust you (excision, gazette, C of O, global C of O, deed of assignment etc)
3. Create a blog, write, write and write.
4. Optimize your blog for search traffic - land investors use google to find property owners or estate.
5. Be sincere and don't lie.
6. Have a backup who wil help you answer complex questions.
7. Be prepared to go for inspection...nobody will buy what they havent seen
8. Re-learn

What people do not know is that, if you are not certified by the Estate Surveyors and Valuers Board of Nigeria (ESVABON) and Nigerian Institute of Estate Surveyors and Valuers (NIESV) you are just a quack.
The implications being that you either must have gone through a university or Polytechnic and studied the course, graduated and have written the necessary certification exams and practiced for a while.

However, some do still make it without all these.

OP just try networking. There are so many real estate magazines published weekly you can advertise on. Send your briefs to different firms, let them have your portfolio.
There is no easy way to make money, you must move around.
That's why it pays to have studied the course or be in an association because you will have easy links to your colleagues in the field.
