Though the price of land is a function of so many factors, like location, the tittle documents and so on. Even within the same axis or location the price do varies.

Lately, I listen to message by Paul Adefarasin on advantages associated with investing in landed properties, he also started that Nigeria is among the countries with the most expensive land in the world.
He opined that, it's a matter of time that buying land in Lagos will be so difficult that people will be left with the option of buying floors like what is currently happening in some developed Nations across the globe.
He gave example of BANANA ISLAND in Lagos State as one of the most expensive location in Nigeria.

Now let do some random samples and let see how much it cost to get a plot of land in your area on average or some prime location where you're so sure of.

I saw an advert of land in Banana Island few weeks ago, #500m per plot; I was like na waiting happened.

15 Million Naira @ Magodo.

I know it cost up to #150m to get a plot of land in some areas within Lekki phase 1.

Igba, Igbo Oja, Oka, FF, Laje, Pele and like that will go for 500 - 1m per plot

The truth is that the lands are getting very expensive due to the greed of many of these estate agents.
Land worth 3million, they will make sure they raise it up to 50m.
It's crazy... In a sane environment, the government is supposed to regulate the price

Some area in Akure cost around 7M per plot while some area 300K per plot
You can even see 200K self by thats along Ondo road

As for me ooooooh
I will go for 300k per plot and by next 3 years, it will cost over a million

Well in Ilorin,Kwara State you will still get lands in good location, with half a Million.
Highbrow areas like the G.R.A between 8million to 15million per plot.
Road side land in highly developed places between 3 to 20mill depending on location.
Also farmland's from 100,000per acre to like 600,000per acre.
Real estate is a good form of investment both short term and long term.
But make sure you are buying from a reputable agent or company with good track record.
Make sure all documents are properly investigated and vetted.
