good morning everyone, please i need advice from everyone and the legal practitioners here on what to do.

my moms tenants rent has expired getting to two months now and the tenant left even before the rent expired and till now haven't returned and there is someone else waiting to pack in, before her rent expired she said she ain't living anymore that she'll pack out but she has gone AWOL since then and when we call her she says she's entitled to keep her things there for 3 months. please NL lawyers and everyone here what should my mom or i do in this situation cos she needs the money urgently(from the new tenant).

What matters is you can reach her and she has replied you asking for 3months to search for a new apt which is totally legal

whoever made that law was a tenant when he made it. its just cheating
