The only way to prevent is not to buy land, use the money and go drink yourself to STUPOR in a nice beer parlor, afterall 80 percent Nigerians are carrying plots of lands in their belly.

When you're selling and truly you're the right owner of the property, you don't have any problem, just make sure you collect your payment from whoever is buying before you release the documents and transfer the ownership.

Mostly those at risk are the buyers.

you are talking about companies, what of if the land is for private person and you have interest?
if you encourage people to buy only from companies then how will ordinary honest people sell theirs?
here's my own guideline

1)get a surveyor in that area to confirm if the land is truly available and certify the real owner
2)let a survey be done an know if the land is line with government's development blueprint.
3)ensure you get one or 2 agents from that particular area involved, confirm from them about the land, owner, etc
4)dont ever pay cash, make a transfer in a private room of a bank, ensure the banker and the land owner are there korokoro.
5)after payment start with foundation asap, to avoid stories that touches. my 2 cents

My brother, I did all the above: private surveyor, lands and survey, agent, lawyer, asked community peoples, and wrote a check... and I still had to pay twice. Very few people I know have bought private land without issues.

Maybe I would add: check the courts for any pending/ongoing cases involving the land. Our seller didn't say he was involved in a long legal tussle with another person, with plenty k-leg and ancient history. This was what happened to me and after 3 months of wasting money on police, security, lawyers: I eventually just settled because the guy (old man oh!) and his thugs will pursue my workers after we've already mixed cement, or break the building, or demolish wood stairs. I even got the broad end of a cutlass on my arm. It would have been cheaper just to budget 2x for the land. This is in my own area of Asaba

Very sorry Sir for what you experienced despite been careful.

But like you asked how will I prevent such situations as Realtor.

We have Estates in some notable states across Nigeria; own by different real estate companies. We are a team of consultants and duly registered as well with corporate affairs commission.

We do put our companies to serious scrutiny before we recommend them to the populace.

Having gone through our assessment, we can now be at peace selling their properties.

I can tell you convincingly that we've never hard any issues whatsoever with our clients in the course of rendering services due to the quality of organizing we're dealing with.

But in your case, do you said you buy yours from Real Estate Company (though you do all necessary search) ?

Because, contract of sales suppose to have been issued to you; that could have spelt out every conditions. Like if this event occurs, this is possible resolutions.

(I will not recommend any properties in the first place as a Realtor without the owner's company been subjected to scrutiny)

If any client need my services out of our Estates portfolio, that doesn't mean is not doable but extra care is needed is such situations to avoid issues.

There’s no way you can know. Especially in Lagos. You may buy land and build house thinking you have arrived. Only for the owner of the land to walk majestically into your house one day and claim the land plus everything on it. The safest way is to buy from a reputable real estate company that owns the land or estate.

It’s saddening to see fellow Nigerians here buying land investments in South America instead of Nigeria.

What we are loosing in terms of economic investment is immeasurable.

When buying land, title documents on land is very important and at the same time the quality and credibility of companies you're buying from also play an important roles.

Title documents determine the price of land at a particular time and location.

If stated that land has excision in process, most especially with file number already, it means the land doesn't have excision approval yet, but the approval process has really gone to certain level of approval.

Now, if a company has properties with approved C of o, Gazette and Excision. The chance of getting approval for other properties undergoing approval process is very high because, the same team of expert are at work to get it done. So no cause for alarm whatsoever buying from credible companies.

Also, those with excision in process are relatively cheap compared to those with approved excision. So, if you buy land with excision in process, the chance of your property increase in value is very high because price of properties almost always double as soon as it's been approved.

In addition, nothing stop you from doing personal search on the land you wanted to buy, the necessary information about conducting a search on land is "coordinates" if your search come out that, the land is free from government acquisition, you're good to go.
