It is actually a small building but our initial budget for Carcass is around 9m.

Depends on the kinda finishing the clients want but if it is tastefully finish, I doubt

So basically 16m won't build 4 bedroom duplex with good finishing ( excluding price of land ).

like he said, the finishing is what makes all the difference.

The finishing means:

Are u going to use imported tiles or locally made tiles?

Ate you going to use locally made doors or import doors with metals?

All these will determine what the final cost will be.

What I would suggest to cut down cost , you can get these things cheap if you buy each and everyone of them from the depots... Find people who land with containers and approach them. This will help you cut cost.

U mean with Tiles, septic tank, paint etc?!... I don't think so. But it depends on the kind of finish you want & the size & location of your land.
