How are you sure it's not Farmland? Most land selling by those omonile are Farmland and buyers won't know until after they've already release their hard earned money. Only the smart buyers conduct a research at land registry to find out if it's residential or Farmland or commercial.

By the way, what's the last price and title documents of this land?
