Ur figures 're inaccurate and misleading.

There's nothing like average cost of rent for a city.

It all depends on what part of the city in question.

For instance, you can get a decent 2 bedroom flat for N100k in a place like Ipaja, but a place like Ikeja, u would probably shed N300k and in Ikoyi probably N1 M.

My own is something should be done to unoccupied homes in Abuja. It sad. People want to rent but it's not affordable causing waste.

I am into Properties. I have lived in Lagos, and presently living in Abuja for about 6 to 7 years now, also involve in Lagos and Abuja Properties business fully well. Lagos is far more expensive than Abuja. A lot thinking that Abuja is more expensive than Lagos are not fully into Properties business and don't know places in Lagos with their respective values.

Just a flat in a block of flats somewhere on island 650M naira, not the whole block of flats, just a flat. The so call Maitama, even Aso Villa, a fully detached house with swimming pool, bq, gym, etc will be like the same price or even can be cheaper than this just a flat in a block of flats.

I have a lot of instances.

Bwari is not in neighbouring state in case you don't know, Bwari is one of d Area Council in Abuja, A single room is different from A room self contain, even Gwarimpa that is under AMAC, you will get a single room less than 100k within d indigenes settlement in Gwarimpa, not to talk of Bwari Area Council. Op is not informed about d properties analysis well. May be 10% correct.

whats in Lekki are mainly estates and in those estates, the infrastructures like roads are ok.

the area around falomo bridge in Ikoyi and Ahmadu Bello way in VI are not very good.
