Talking about courtyard; I didn't meant it should be in a simple 3 bedroom. Like someone mention an hospital and the likes, the darkness in this 3 bedroom can be reduced that is my point sir.

I agreed to the bolded part, experience is paramount.

I can see you’ve been talking about courtyard as a solution to dark lobby. How about atrium or sunroof?

You need not just an architect but someone who can translate your dream into reality.

You are not wrong sir, as a professional(architect, engr, Q's,...) You will meet different client.

The designer might not even be an architect, software has make so many people attach titles to their self. cheesy

Bros, people have spoken so much ill words against the architect here. I would advise let the client sort it out with him by reviewing the design with him over again before bringing it here.

From what I have observed here, clients here are always right. Vendors, contractors and other workers are always wrong. No matter how they present their case.

Most of the people writing already did so in their own accord whether justifiable or not. So I will leave it at that. This place is a faceless community where everyone volunteers to help and assist each other in one way or the other.

In my opinion, I don't think the forum in recent has been fair on both a service provider and a service receiver.

Sir, that’s why a novice has engaged a learned professional.

An architect should know that having 5 doors in kitchen cum laundry would cost the client more. He should know that having too many walls will affect air circulation. He should understand having large windows to take advantage of natural lighting.

All the best architects on this platform that I’ve worked with knew what it takes to get past me. I’ve been drafting since the age of 10.

After measurements of the land I intend to buy we notice it's 40 by 60 even though the seller initially said it's half plot but said he doesn't know the exact measurements

The price is been reviewed downward, should I proceed with buying it or the land is too small to build anything

If it's not too small what can I build on it?
It's going to be a single story building

2 units of two bedroom flat downstair - same upstair?
One 3 bedroom and one 2 bedroom downstairs - same upstairs?
One 2 bedroom and 1 self contain?


I want to maximize the land to the fullest to justify the price

I intend living there and renting out others to recover some of the money spent

Note: land is in Lagos

Very well written.

I was Mr. Bungalow before I moved back home. I now know it’s duplex for me for safety. It’s makes for much easier living to turn the entire top floor into a safe zone than my safe room downstairs.

For the diasporans, try to do more planning while on the ground. Mist of my plans that were made in the comfort of the USA has been realigned today fit the reality on the ground.

One neighbor here was robbed. They woke up to find out that they slept all through a burglary. Money kept amin the same room they were in and electronics were taken. The 3 Rottweilers slept too and vet had to attend to those as they were comatose. Was it voodoo or some sort of sleeping gas? I don’t know but I think if it was a duplex the perps would have had a tougher time.

Any sound professional architect in Ibadan that does not know the draughtsmen office in Idi-Ikan, Ibadan in the 80s no too sabi.

We are talking about days of Rotring, Staedtler & Faber Castel technical pen and tracing papers.
The years of huge drafting board, T-square, the parallel, the set squares...

That’s why I smile most times in this era of copy and paste grin grin

Yes 6 inches block. It is an old building under renovation/reconstruction

I love small lands like this. I would buy it and there are fantastic plans that would fit perfectly but they will go vertical.

EXPERT'S ADVISE ON BUILDING CRACKS

Regardless of construction type, walls crack because they are overloaded or because the structure has settled or heaved. Vertical and angled cracks are usually caused by settlement or heaving. Horizontal cracks are caused by lateral pressure.

In your case, since the cracks are wider at the top than the bottom it’s an indication of settlement. Ill suggest you talk to an expert/structural engineer to diagnose the cause and severity of these cracks.

I was scrolling through old Nairaland building threads and stumbled on a floor plan that really caught my fancy (attached)

I have two questions

firstly can it fit into a 50x100 and still leave moderate space for parking etc

Secondly what would a bungalow like that cost to erect with average finishing, all ceilings POP.

This is my drawing which I have taken to the Roofing Level (Wood work on going) by the Grace of God. It is built on 1 and half plot of land.

The Kitchen only has 4 doors 1. Dining 2. Lobby 3. Store 4. Outside. The door behind the store has been removed and blocked

I have factored in all these for the cabinets to stay put in the kitchen.

As per door to the lobby straight, a modification has been done such that the door to the visitor room has been moved to the ante-room so that a distant visitor will not have access beyond the dinning.

I will share the cost to the level i am currently in.

Please note that some of the cost are location specific.

In Architect, EVEN IF and i repeat EVEN IF the president of NIA designs a flat (as small as that is) - a year 2 student of Architect would fault it and be justified..... THERE IS NO 1 SOLUTION; just a client brief and a design that best suits that....

However, your comments are constructive because you have attempted to solve any client concern that arises....

Despite some of the constructive criticism of the plan i still consider it a lovely floor pan and i am sure you are gonna enjoy the house when all is finished.

Sounds like a plan smiley. Problem is time frame to get more if a customer wants more urgently.
If I can get a good location to display, we can do business together.
Maybe a bit higher than the cost you gave though So it won't seem like you are being taken advantage of.
By the time you gain trust of people and you are consistent and honest, you will make very good business and connections here and offline.

If you didn't have those brands then you felt like the gods of precision haven't answered your prayer.... Those brands are technical drawing icons and still exist till date.
