I've been a silent reader/follower of this ever active and informative thread. Thanks to everyone who make valuable contributions on here.

Please, I'd like to confirm if a 4 bedroom (all ensuite) bungalow could be built on 26.5ft by 120ft land in Ogun state putting into consideration the regulatory setbacks for building in the state.

Any cons, advise, recommendations?

I was just thinking there's so much gap between the square meters presented by the two artisans.

Don’t get you tiler wrong it’s VERY possible,
Reasons
- the toilet wall tiles will cover about 25-30 msq
-the kitchen we be about 35-40msq
- Also there will be all throughout skating for the floor tiles
Let’s do Simple calculation
Toilet wall 5*30=150msq
Kitchen wall. =40msq
All skating. =10 msq
Waste/ breakage =7msq
Total. 207 msq

Add this to pop ceiling area which almost equivalent to the floor area 150msq
Walls 207 msq
Total 357msq

This is very close to 400msq your tiler told you
Meanwhile this my calculation based on experience I don’t know the actual size of your toilet, it might Bigger or Lesser a bit to this

This is a DIY group..

1. Buy Tape and take the Measurements yourself to confirm the quote they gave you...

2.If you can't do that, bring like two other Tilers tomtake there own Measurement, then you can compare price.

3. if your house is built in line with your floor plan.. drop your floor plan here, am sure we have guys that can do the calculation for you....

Not a Pro but give good consideration to POP because of its purported anti burn properties. Good PVC has also been rumored to be not far off in price to well negotiated POP installation.

I will never use PVC. In fact I prefer to use "asbestos" instead of PVC where POP doesn't make sense.

Wow! You mean this 2 bedroom apartment will have 3 water closet and 2 bathrooms, and the entrance thru the rooms? Come on, this is not convenience but overplan and overdraw in my opinion.....well, no be my wahalla sha!

We are lucky to be living in this age where many things can be learnt online. There's no excuse. If planting grass lawn is rocket science to some people then I'm afraid we'll forever be stuck in mediocrity in this part of the world. It's a simple grass lawn for God's sake, nobe nuclear reactor.

Planting grass is not rocket science, but you can't compare the US, Canada and other countries with Nigeria. Their soil type, climate, weeds differs from ours here in Nigeria. I have a client about three years ago, I gave him a quotate for grass planting in his compound he said the price is high and he will ship the top soil, grass seed, and manure, and we'll do tue planting. I told him to bring it so we can experiment it and see the results before he would bring in more. He brought two bags of grass seeds. I told him to let us clear about 50 sqm area of land to plant the grass seeds to test it, his aboki watered it from time to time. He was around for about two months, thank God he saw the results himself. Some germinated but was overwhelmed by weeds. No amount of weeds killer we applied before pre-planting, it didn't work out well. The soil, climate, and weeds differs. It might work well over there but here it won't.

He planted it over there and they were survived without weeds in between the grasses.

We later applied the system we use often here after a year i.e. transplanting. The grass seed is good but it won't do well here due to the factors I mentioned above.

No one can really say how much will deck this plan except you want the quote for the concrete alone which the slab thickness is still needed from a structural drawing and the reinforcement and spacing is required..

Get a Structural drawing for your work first and seek people opinion

Hello experienced minds and fellows in the house. I recently acquired a small piece of land with survey putting the dimensions at 13.01m x 18.70m which I believe translates to 42ft by 61ft. My question is, what is the best design that can be accommodated on this land with parking space for 2 cars? I am looking at a 2 masters bed room with kitchen base floor and 3 bed room first floor.. Is this achievable? If No, what's the best design to fit into this.

I got a qoute for a bag of lawn grass in Onitsha as between N1400 - N1700 (supply only) depending on the type. I was told a bag can cover between 3-5sqm.

If they would supply, prepare the ground with manure, plant, and nurture the grass for 3months involving 2-site visits per week, they would charge N2500 per Sqm. They are not responsible for watering on this condition, so you must have somebody to do the watering.

Buying the bags and planting would workout best if one has somebody on ground to always water the grass. The price may differ from place to place.

If I want them to just supply and plant the grass only, they charge N1,400 per sqm

I love green space, and have a compound littered with assorted fruit trees and flowers which now looks like a mini bush.

To avoid mosquitoes (My God! I dread that) I fumigate the compound every six months, otherwise 2weeks before getting home.

To wade of snakes, I have lemon grass planted everywhere especially, entrances by the gate, and into the house, along the fences. It would be dreadful to have your kids sight a snake inside their room or under a stair if we travel home simple because their Daddy loves living in a bush house.

Snake? Naaaa!!!!
But green area?, Yeeaah

Whatever you do, don't allow them supply and go oo, let them supply and nurture it, only agree to water it.
By the way, i drove pass your house few weeks ago, on my way to omoh, Victor did justice to the pillar tiles.

Please note the quote I put asbestos under. The generic name stuck but there’s no asbestos material anymore in any of the products in Nigeria and prettt much the rest of the world.
