Gentlemen & ladies, I need help!!!!. I got the following quote for stage 1 and 2 plumbing works for a 3 bedrooms( all ensuite) and 2 bedrooms bungalow with 2 toilet and 2 baths on 750 Square metres plot. What is left out is the fitting stage . think this is outrageous.

That open space has a roof i presume?
Air circulation may not be enough to control the smell coming out of d WC. The area marked in red line.

Hello experienced minds and fellows in the house. I recently acquired a small piece of land with survey putting the dimensions at 13.01m x 18.70m which I believe translates to 42ft by 61ft. My question is, what is the best design that can be accommodated on this land with parking space for 2 cars? I am looking at a 2 masters bed room with kitchen base floor and 3 bed room first floor.. Is this achievable? If No, what's the best design to fit into this.

assuming a setback of 3m by the sides and rear, 6m at the front, you are left with a build area of 7m*9.7m. that's a really tight one but not impossible. you can get lounge dinning and kitchen on the ground floor, then 3 bedrooms on the first floor. if you want more bedrooms, u might add more floor(s). you might have to check with the local town planning authority to confirm the minimum setback, some accept 2.5m sides and rear, 5m front. the smaller the setback, the easier the job.

First, I would like to say a big thank you to all those who contribute and share their project journey on this site. It has been very helpful to me since I began my project in August.

We are at the decking level and by my estimate, we will get to the roofing by end of October and I need help in deciding what type of roofing sheet to use.

Also a big shout out to those who were willing to communicate via email before phone exchange. Looking forward to working with you on my next project.

In the USA sometimes and depending on circumstances the city/county can give a waiver.

in Nigeria, even if they don't give you waiver officially, you can still get the waiver unofficially on site if you do the needful

My 3-bedroom building is presently at dpc level(I am doing the filling). I am seriously considering using cement stabilised bricks(mortar or mortarless, I am undecided on that yet). And i don't want to plaster both in and out. From pictures i have seen and actual construction sites visited, i realise I need to incorporate columns. I am guessing the columns are for load bearing for the roof structure. But, i do not have columns on the present structure. Do i break the necessary places and introduce the columns or it is too late? Also funds are not readily available so I am building as the funds come from savings and other means. What I am looking at is if I finally decide to go for bricks, I will suspend building and produce total bricks I need, get other materials ready for roofing and get everything done at once(laying of bricks and roofing) during a dry season. I can use the period of wait to gather all necessary materials and generally get ready. Please kindly advise. Thank you.

PS: is it colour that is added to the mortar to change the colour to the reddish brown?. If I decide on mortar as binder, I will prefer the colour to be same as the bricks and not the ash/white of normal cement( dangote/elephant etc). I just love bricks for the aesthetics.
I have about 450 9" blocks and 600 6" blocks on ground. I don't see hem as waste as I will used them to do 3 courses of blocks before completing the rest with bricks. The 6" leftovers can still be used for fencing. Thanks.[b][/b]

soundproofing is a different ball game entirely...

If you are concern about conpletely soundproofing your House, there are solutions you can look into to accuratelyachieve that .

But if you are looking at which of the Ceiling options can reduce the sound of rain between pvc and pop.. the answer is definitely POP. You should also know that Your choice of Roof covering material is also a culprit when it comes to noise making especially if it's zinc or Aluminium...

Please I need help. This is the estimate my roofer gave for roofing a 4 bedroom duplex sqm of main building is 185sqm. This is minus wood just roofing sheet alone is this ok I feel it is too much.

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

Buildings are meant to last and not act as liability. Here's a sample of door that I delivered to oga Spyder yesterday. It was paid for by another Nairalander

Unfortunately the type/brand of China doors that you used was the culprit.

There are very good interior doors on here. Try a search on this section with the word door.

On my personal residence I used Chinese doors and they’re working beautifully. For my rental units I’ll be using wooden doors. Try not to use local metal doors on the interior.

Good luck on your choice.

If aluminum sheet, it’s too much.

If stone-coated, the price per sqm is still too much.

9 years on, my Chinese Doors are working great. The only ones that fade are the ones directly exposed to sunlight and harsh weathers.

They still look new.
