This is not a penthouse as it does not meet the requirements of a penthouse (i.e. flat at the top, special and different from the flats below).

This is a mere top flat and is overpriced at $2.5m.

Should be more around $1.3m to buy and $80K per annum to rent.

On the price that is what the pent house goes for. Those below the 20th floor costs lesser. The price is negotiable also is the rent. Tanx

You can build a 169 floors apartment and the flat at the top will still not qualify to be called a "penthouse".
