The main reason land is expensive in Nnewi is the owners.

The owners are heavy guys pocket wise and can afford to keep the land unused than sell at the real 'value'. The financial level of the owners of these lands is what is determining the prices of these lands.

That is just it.

same thing happening around Ibeju Lekki and Epe now.

These developers will go to villages, buy up their lands at the lowest rates ever, then market it without any real value at higher prices.

In the next 5 to 10 years when the lands have changed ownership (Now owned by well to do individuals), the value then becomes what these new owners make it to be.

Out of curiosity, is Ibeto richer than Dangote? Or is the auto plant larger than the Dangote refinery project (Africa’s largest)? You’ll still get 1m land around Ibeju if you search well despite the multi-billion dollar project happening in the area.

These guys don’t buy in plots. They buy in hectares or even in miles.

I think this is one reason people think Nnewi lands are overhyped.

Nnewi land seem to be overpriced. But with good reason. The singular reason being that, Nnewi has the largest concentration of billionaires in Nigeria and Africa.
Now, every wealthy man may not live in a big house, but he would certainly love to have some space around him.
Space means land. If I got that single plot of land and my billionaire neighbor wants to acquire it, then he should be ready to pay above market value for it. It is simple economics derived from supply and demand.
Supply of land in Nnewi is low, while the demand by it's wealthy sons is high. What results is high price.

Add to that the fact that Anambra has the smallest land mass next to Lagos State, then the picture becomes clearer.
Also, what percentage of Ibeju Lekki residents are billionaires, compared with Nnewi residents?

This is the reason why you could get a plot of about 600 square meter at ₦1m in Ibeju Lekki, but same amount can't buy you 50 square meters of land at Nnewi.

In Onitsha, you have to first start by settling the community boys, it's not as if they will not come again when they are hungry, but pay and obtain receipts for their community and youth development fees, please keep this laminated and pasted at a prominent position in the front of the building where it's safe from people who will remove it. Plan to pay as much as N400k, meet the main chairman and get his signature signed in your front.

a client I worked for told me she paid above #2ml to the host community before building a bungalow in her own land. This happened in Nkpor close to Onitsha. This isn't part of the cost of processing the land at Awka.

If you go to Ọbá to build, chances are that you're buying a land sold to about three people prior to you. It will be sold to you at a ridiculously cheap price when compared to lands in Nnewi but you will spend most of your days in court spending the same money you're trying to save

What is happening in Onitsha will spread to Nnewi, which is not so far away from Onitsha. Onitsha has swallowed up to 10 towns around it and people are now calling those towns Onitsha. Towns like Obosi, Nkwelle Ezunaka, Oba, Nkpor, Ogidi, Ogbunike, Umuoji, Umunya and even Asaba across the river are now handling businesses and markets which benefit from the Onitsha merchandise.

In Enugu, same scenario is playing out with most of the city filled to capacity and still expanding into Nike areas, Emene, Akpuoga, Nchatancha, Ugwuomu, Ogbeke, Ugwuogo, Ugwuaji, Akegbe Ugwu, Ozalla, I was shocked to see a company building a housing estate at Ituku in Awgu local government.

Taking a position in these towns is a sensible investment because it's better to buy and wait for the new money to find you than going to buy from those who had bought earlier. The rate of appreciation always beats the inflation rate.

They are probably buying for future purposes... Land use charge isn't applicable to empty land. Some day, those plots will be highly sort after. If i was told that i will pay for 9m for a plot less than 450 sqms. U won't agree. Not in Lagos but in the east.

I know people are rich but we all know how hard it is to have 20m you aren't using. This used to be my mentality. Thinking you had to be a "ritualist" to be very rich.

Elon Musk lost USD12.4 billion in a single day this January. All those amounts of money you mentioned are chicken feed compared with it.

If you are into manufacturing (value added) production (think Dangote Cement andRefinery, think Emzor, think old money: Eliganza products), [i]small pickin [/i]go think end of year profit declaration na ritual money.

In Nigeria at current development level, if you can get right any value added production, uninformed people will think the benefits are not real and attribute it to occultic and the spiritual. It is not. It is economics. People are making real good money in Nigeria from clean legal enterprise.

Yes Land used charge applicable to empty land in Lagos and Abuja if you like keep the land undeveloped for 20 years you will pay those fees. These are some of the reasons why many people that buy and keep are just piling up those bills for the new buyers. When you buy from them, especially those government scheme lands many of them only pay the minimum amount needed to secure the land, mostly the application fee many of them didn't pay ground rent and development fee which mostly in government schemes are the most expensive part of the land fee. Imagine you buy a land from those buy and keep, for example if one pays 2m for land, development fee and ground rent could be 5m when they transfer those titles to you, you'll end up paying that 5m plus with other accumulating ground rent. This is the reason why there wasn't much development in Lekki phase 2 some of those lands in that scheme has accumulated over the years ground rent that will throw you off your foot. In Abuja I fell victim to a situation like that in a scheme called FO1/FO2 by the time I got to aegis for my official search, the ground rent bill given to me attached with the confirmation of the land was about the same price the land that was initially offered to me. To my surprise the seller was so confident that he had no pending ground rent on the land. This is one of my experiences that was very costly. I don't think many people even know those lands with C OF O are leased for 99 years, we've seen many of these 99 years expire and the grand children of omo nile take people to court for renewal of those lease. In my opinion it is always better to buy omo nile land if you can deal with all the drama in the beginning.

I was in Onitsha for 2 days this week, (Thursday and Friday) and I was in every place you just mentioned, I walked down upper iweka and entered a keke at Down flyover, I was also at Nkpor, Obosi, Ogbunike and inside main market. I didn't see any thieves or hear of any criminal activities.
There was never a time in my entire stay when I felt threatened in any way, either driving or walking. I will still be in Onitsha this coming week and may even use public transportation because of the nature of my mission. There is no city that's 100% safe, and there's none that's totally violent. I am much much afraid when in Lagos than when in Onitsha. I was in Lagos in ending of 2020 and if I tell you what happened in my 3 days stay, it will write a complete book. But people are still living and thriving there. grin

My experience with metcopo was very terrible. prone to leakages. The same with most homeowners in the same estate. But this was years ago when metcopo was "new" in the market. Despite, will I use metcopo again, the answer is definitely NO!

What you need to do is blend into the Onitsha scenery. You will never be bothered by anyone, wind up your car glasses in slow traffic, dont show people the bundles of money you have, keep your phones in your pockets and hustle like the next man. Onitsha is cool if you know how to navigate. As for late nights, it's very unsafe to keep late nights in any business areas in Nigeria, that didn't start today and will not end tomorrow.

Touts in Onitsha? That's new. Where do they stay and what work do they do there, because Onitsha has only private motor parks, there is zero motor touting. The only people you will see chasing vehicles and collecting money are either local government agents or community youths, and they are well known. They come with printed receipts.

Thank you, black mind thinking. The voodoo we need to get rich is education and good creative ideas. The Igbo guy that make Nigerian voters card, does anyone knows how much the government pays him? if I'm right I believe it's close to $800m and he did it in less than a year. The same guy son was behind Nigeria second biggest ecommerce. The voodoos we need to use is to create uninterrupted power supply, regular water supply, good hospitals, well sound educational system, zero corruption, etc... In the coming 5 years we should be one of the strongest economies.

Metcopo really dealt with me and my workers back then. There was a time I was living in dread of the rainy season because many of my clients will be calling for a repair of leaking roofs, even my own house built with Metcopo leaked till last year. I run away when anyone mentions Metcopo.

Thanks for the feedback.

Any recent review. The architect who built my house recommended it. He is an experienced builder who has built lots of houses for high net individuals around the nnewi/awka axis.

I like steptiles too. That's why I need other opinions to decide.

my boss was robbed towards end of last year in broad daylight. He went to buy materials for one job like that and he robbed at gunpoint at upper iweka around 5pm. I no sure you rugged pass my Oga for streets. Onitsha get as e be ever since this EndSars wahala

Based on my experience, I will recommend step tiles, out of the two it's less prone to leakage and maitainance is easier.

Touts are different from robbers
