i am only giving you an economy sense of the reality, nobody actually owns land anywhere except the government ( the people) however if by possession, no single individual in a country can owns land more than the government( Kenya happens to be an exception). Usa government owns about 30 percent of America land , Ghana gov't owns about 20 percent of Ghana land that is more than what the highest private individual own . Kenyatta and moi owns largest chunk of Kenya land .

You confuse EMINENT DOMAIN for the leasehold.

Let me give example. Kenya versus Tanzania versus Ethiopia versus Ghana

Tanzania land - like Ghana - Ethiopia - the land is leasehold. You only lease it for a period. Say 50-99yrs. If Gov want to build say a school - in your land - it can simply ask you to move to another parcel of land. YOU DO NOT OWN THE LAND. Gov OWNS the land. You only lease - and the owner - gov - can cancel your lease anytime it wants.

This is same for CHina - and SUCH COUNTRIES WITH SOCIALIST/COMMUNIST hangovers.

In countries like US, Kenya, Australia - the land is FREEHOLD.

You have absolute and conclusive right to the land - for eternity.

However Gov has what we call EMINENT DOMAIN - the power of the government to take private property and convert it into public use.

This they can only do by 1) JUSTIFYING ITS FOR PUBLIC GOOD 2) ADEQUATE AND PROMPT COMPENSATION - and courts will resolve such disputes.

In these countries YOU OWN THE LAND FOR ETERNITY.

You're describing communist or socialist backwater like Ghana - Not any of modern capitalist countries - like Kenya or US. Gov in kenya owns their land - that they BUY from individuals. They only have the right to BUY any land its want. In leasehold backwater like Ghana or TZ or Ethiopia - gov indeed OWN all land - and can decide to kick you out - without as much as ceremony.

That is of course good for gov because they don't have to battle land acquisition wars - and can give investors free land - or build anything it desires without long negotiation. However it weak property laws for the citizen - unlike say Kenya - when you know you own that land unless you are willing to sell or gov compulsorily acquire but with adequate and prompt compensation.

These are countries with strong private property laws.
