I have had series of discussions with many of my clients in the course of transactions and have been able to get one common thing among them – the fear of buying a fake property be it land or building. Either one of them has experienced this or they are related to someone who has been duped before. Because of this, most buyers see majority of property consultants as fake or dubious. However, there are still many genuine agents around despite this shortcoming. Permit me to also say this that many of the land speculators or buyers of properties have actually contributed in many ways to their being duped. Below are some of the reasons to back up my point. A) some buyers do not carry out thorough verification of documents before buying. B) Some buyers are too in a hurry to pay for properties. C) Many buyers want to buy want to buy property/ies in an expensive location but want to pay token D) Some buyers especially those who stay abroad do not even see the property they are buying before paying. They buy through proxy and hence they may end up being defrauded E) Many buyers do not check the history and integrity of his agents and or selling company. How well do you know this person or company? Where do you know him – his company, office location or client? All this matters a lot. All this and more, contribute immensely to how a transaction is completed successfully and genuinely.
