Foresightenable:
I'm still not convinced buying a landed property within 500k-2.5M from a real estate company is still the best decision. Up till today I'm yet to see any of such estates with any major development, they're either never fenced or just fenced and abandoned by the developers after selling the lands. If I'm wrong about this, I'll like you to mention just 2 of such estates where it's different. Show me the estates that are done selling with any major development. How does taking development fees of up to 500k-1M justify been served with just fences. Quite ridiculous.

I still opine buying directly from families with the help of qualified lawyers is still the best way to go. It's cheaper,one can start construction in time,build whatever they want and at the same time avoid unwarranted undisclosed and hidden charges from this real estate coys..

It's been proven majority of this Estate developers are coys who will never deliver on their promises. We see some brandishing fake titles too and selling to unsuspecting individuals who wouldn't bother to confirm because they feel they're buying from a company. Rather than give me an example of one if such estates sold out that has delivered on it's promises,all I see is you trying to sell me one if such properties that still won't deliver.

I'm waiting to be convinced.

Buying real estate requires adequate knowledge and consultation either as a first time buyer or relevant buyer. Two major thing are always what determines where u will get your property . They are , YOUR BUDGETS AND EXPECTATIONS. Considering the amount you want to dish out to buy a property 500k -2.5 naira it doesn’t fit in to make you get any landed property in an high brow area with a guaranteed good road network . Either u are buying from family members or Real estate firm it never certain you will get a good road network with that budget . A budget of 2.5 million can’t buy a land on mainland where there is a tarred road even when you are buying from family. PLEASE you can do your findings from other experts on that too . Places like are Epe are more likely to give you that expectation sooner or after purchase because the Real estate firm you will buy from will work on their integrity . The development charges are as a result of the hyper inflations in building materials and on the other hand most of the Real estate firm make it mandatory to carry out government responsibilities to their subscribers in providing the basic amenities for them . Real estate doesn’t work the way you see it sir and I hope you glorify your money working with the appropriate party . Other advantages buying from Real estate firm is you are buying from a registered corporate body with valid documentation and NO third party conflict . I also have a property that meets up with your expectations but a plot is going for 3 million naira . The road is tarred , the topography is total dry land and comes with a deed of assignment and approved survey plan . It located at Ibeju lekki with an ocean views and I believe you know what Ibeju lekki is today sir . Thank you and hope to hear from you again .

Foresightenable:
Lately, I have been looking into buying into some real estate lands around ibeju lekki and epe axis. There are a lot of estate developers lobbying people to subscribe into their estates. One thing I have been able to find out is some of this real estates with price range between 500k-2.5M for a plot are not willing to have the roads tarred despite charging development fees ranging from 350k to as much as 1 million naira. I believe it is absolutely unfair to market this estates and out in their fliers or banners promising good road network whereas what subscribers will be getting is just earth road.

1. This brings me to the question. Why are they charging development fees as much as 500k which is enough to get another plot when they won't be tarring the roads?
2. Is it not better to just buy lands outside of this estates where a land will cost 700k and you have to pay as much as 1.5-2M in other charges before your land will be allocated to you?
3. Why sell lands to people believing they'll get to have proper tarred roads Networks only to have a graded earth road of sand.
4. If you have subscribed to any estate similar to what I mentioned and they have gone on to have the roads tarred. I'll like to know which estates that is
5. With 1.5M,it's possible to buy 3 lands in epe directly from owners. Is it not advisable to tow that route and get better value for ones money.

I'll like to hear from everyone, your inputs, suggestions and experience in dealings with the real estate developers springing up around that axis.

The basic truth is most of this estate firms are been honest about the good road . The case is they mostly have to wait to sell out the estate to manifest the promised amenities they advertise. Secondly the environment and your budgets will be a determinant of the quality of amenities you will get after purchase . E.g when you are a buying a plot from the range of (10 - 25 million naira )it certain the Environment as already good road network like Ibeju-lekki environs and any other quality amenities you can think of but the case might be different when your budget is low because you will be buying from a yet to be developed Places in some neighborhoods in Epe . Land buyers have so much to know and we consultant/realtors are more considerate with your expectations. Lastly YES !!! you can buy three plots of land with 1.5 Million naira budgets . I have an estate which a plot is going for 500k and you have the privilege to spread your balance until 18 month with 50k deposit with a approved survey plan and deed of assignment .
