I am aware a lot people don't have C of O on their lands in fact Pwc estimated that over 95% of property in Lagos is unregistered. This makes it dead capital. This is why people have property and cannot collaterize it to collect loans or use for security. If your property is not registered you'll also encounter challenges with obtaining Permits in most states. Especially Ogun and Lagos states. Getting your Registered Survey is safe but not enough. Get your proof of ownership and you'll be at rest even if the Govt wants to demolish for public interest you'll get PROPERLY COMPENSATED.
