Very good design.
How many bedrooms each are in the 4 units flats.
I am sure the cantilevers on the sides can be removed and wall made straight from the ground floor; sorry, I dont like cantilevers. Thank you.

Good observations, those cantilever are more than 1metre and it's carry 2 dead loads( wall and roof). I'd say knock it off

I dont like cantilever I try to avoid them if possible.
