Good evening everyone. I purchased a land at Ketu, Epe in 2022 for around 3m - 4m and this week I got an email from the real estate company. I'm sharing it here to verify if this is true or if it is a scam.

Here is the email below:

"You are likely to be aware of things going on in Lagos state regarding the actions of Lagos state government concerning lands and houses matters. The government want owners of lands
in Epe to immediately pay to get certificate of occupancy (C of O) or else government will take
possession of those lands. To make people know that they are serious Lagos state government
Joint Task Force went to Epe to demolish fences of estates and big lands in Epe. They demolished fences but they did not demolish gates houses.
After the demolitions a lot of people including ourselves have gone to discuss with Lagos state
government, likewise Real Estate Developers Association of Nigeria (REDAN) have held
several discussions with Lagos state government, but they are still insisting we must pay to
process certificates of occupancies (C of O) immediately and these must be done as big lands
not small plots of land.
A stakeholders meeting organized by Lagos state government was held on 28th November 2024
i.e. days after the demolition. Despite all the discussions in the stakeholders meeting and weeks
after the meeting, they still insisted that we should pay to process certificates of occupancies
urgently or else they will demolish everything and take possession of the lands in Epe without
C of O.
Sequel to this we have to urgently send this letter to all our clients. The single C of O will
cover the entire lands in XX Estate Ketu Epe, except for our clients that might not
be able to pay for the C of O.
We pray all our clients will be able to pay at this critical period of the economy of the country.
But should incase there are clients that are unable to pay for the C of O, Lagos state
government said they will take over such plots of land.
The amount of money that Lagos state government is charging for processing of the C of O is
much. Different people and entities have begged for reduction in the amount but the amount
they said is still much. Even though we are not happy with it at all but we know we have to act
fast.
Depending on the number of plots of land you have in XX Estate Ketu Epe you
will pay N6.5million (Six million Five hundred thousand naira) per plot for the processing of
the Certificate of Occupancy (C of O)"

Please I need help to verify this email. 6.5m in a time like this is outrageous.

I'm contacting agents and people around Epe and they're all confirming there's an ongoing issue in Epe regarding Lagos State government wanting people yo get government c of o.
