Maybe I wasn't clear... It is not just plain land. The land has a finished duplex on it and the back another 1 floor story but demarcated by fence. I bought the Property with Duplex on the front alone but the CofO is for both properties.

According to my lawyer, he said that is the procedure since I didn't purchased both properties. I just decided to ask Nairaland for their opinion because I was surprised about it

Brother those are your words. Why will you pay for land that the owner don't release the documents to you in the first place, that is the first red flag. People already advice you right on the subject matter, the seller is very smart to have taking your money.Those are the illegal activities many of those people that bought lands those days when land are cheap in lagos. He should have separate those land perfect those titles documents before selling it to you, he shifted the boarding on you for both lands. Bros the better truth is, you're going to spend a lot of money to perfect the titles before even thinking of building approval process. You're lucky the land as C of O. Good luck.

I am struggling not to use derogatory words even though he deserves it but I won't let a heartless person CHANGE me

Imagine, since April till this moment I'm yet to receive my building Approval documentations for review and Soil test certificate done in April till this moment.... It's one silly excuses to another that he is not in Lagos or something happens to the person he sent to deliver it. He doesn't get tired of EXCUSES

Yes. It is the full survey and the Contractor is a registered surveyor which I am pleased with.

I will do as advised. Too much expenses at the moment and planning to do the Survey 1st quarter of 2026 as I never expected the cost to be that high

1.5m for a survey could be seen as expensive but it goes with the location and the state government fee. Make sure it is the full survey sometimes called Red Copy. Not just any Mickey Mouse joke survey. When you eventually get the survey done, ask your lawyer to insert the particulars of the survey and the C of O in the Deed copies signed by the relevant signitories with a law chamber certified copy of the C of O attached to the Deed. You will be fine.

I'm working towards the Survey but the quote I'm getting for Kosofe axis is on a high side for me at the moment (1.5m)

C of O is a statutory right of occupancy granted by the government to use and occupy LAND for a period typically 99 years. So, C of O is for the Land and the right to use the land.

Therefrom, it is not uncommon to have several properties on a piece of land with ONE C of O.

So the seller should issue you a Deed of Assignment formally transferring their interest in your section of the land specifically the unexpired residue of the C of O to you. You should then perfect the Deep of Assignment by obtaining Governor's Consent.

You may need to survey your section of the land and the survey and C of O details included in the Deed.

I'm not a property lawyer. Speak to a property lawyer if you bought the property without a lawyer.

How is everyone doing today

Pls, I purchased a property recently and it has CofO but I wasn't given the property original documents because there is another building behind the property I bought which the CofO cover too..... The land use charge was delivered last week and would like to know how to change the name from the seller to reflect my and what are the implications if I choose to leave the seller name on it?

Lastly, I am considering doing my own Survey probably this month and would like to know if I need anything from the Seller

He probably would do as he promised. That brand of paint belongs to the budget grade ideal for internal use where durability is concerned.
Painters outsource to people who mix, it's no new thing. Although it may be manually done or with mixer and they may miss up on specific additives with certain functions but with sufficient binder, it would stay on.
I would suggest you do quality as good as eagle, president or berger paint for durability.
Once painter supplies and do the application, he is the jury and the judge. He can apply it in four coats if they didn't mix quality product for him but because he can't complain to the client and the quantity can't be foolproof verified. I've mentioned some of the tricks painters use here.
But if he is trustworthy, you should tell him to compare in higher grades for external use.
I'm always available also for good quality paints at very good price.

2. Omonile negotiate with them but don’t be too friendly.
3. You need a COREN Registered engineer or CORBON Registered Professional Builder (not bricklayer) (LASBCA Requirement)
4. Your Architect will Submit Your drawings at Planning offices and you can follow up.
You can also do the whole process by yourself.
5. Negotiate with the landlord association (Development Fee)

Pls I have some questions for my small land in Mainland of Lagos state

- How much is Soil testing currently

- How do one negotiate with Omonile to avoid their oppression since I am a young man

- Do I need an engineer on site or an experience builder who can interpret drawing is fine

- Do I need an engineer to assist with the necessary permits requirements by Lagos state before construction begin or I can do it by myself

- Is it mandatory to settle the landlord association before construction can take place on my land as they gave me list of things to fulfill few years ago when I got the land but I ignored them

As someone who is new to the construction field due to several pressures from Landlord, I have considered starting something on my land even though I know it won't be easy but determine mind them say it's a good way to be optimistic.
I am reaching out for your guidance and assistance on how to start the process from the ground up as the Only thing I have done on the land is Survey. I understand that embarking on a construction project can be complex, and I would greatly appreciate any insights on key steps to take as a new building owner.

If there are any resources, such as a building checklist that itemizes what is expected from new building owners stages by stages, I would be grateful if you could share them. Having a clear outline of the process would make navigating these initial steps much easier.
