More so you said the 2*2 is not enough for you In 2 or 3 places wish I was on site my self and I bought another 60pcs of the said 2*2 to give you more enough hanger to hang your pop.

But I will advise you also not to do much heavy designs in the remaining place.

Same roofer and same Carpenter did the Benin work you just finished the pop .
So I don’t have much issue with you here but only advise to let your client know about such heavy designs it’s only good where steel was used.

Good evening to all members here.
First of foremost I will like mr Akinola ( my cleint ) to define what is fraudulent. If he can’t, then a well learned person should help him out.

Let’s go straight to the matter.
Few months back he called me to complain about the roof we did that it’s leaking, I quickly called my roofer and Carpenter to move to site to check.
Here is what they met.
1 A small leakage at passage ( caused by a plank which looks bend) immediately this was changed and the leakage stoped till this moment.

2. A leakage in wall is edges area caused by the nature of the flat roof he know this that it usually occurred on flat roof which I have told him from beginning that suck area do need . Felt, tiles or aluminum which said he know and there is plan to tiled the area. ( that is not a leakage roof issue)

Another day he called again that there is a leakage again but serous one after heavy rain.quickly my men rush to site to check but it was discovered that the said area is WATER TANK AREA
I said ok I message him immediately that the tank area needs to be covered back and move the tank downward. ( actually I advised him to let’s place tank there before but due the flat roof section the tank was placed it didn’t work out)
To my surprise my cleint said I’m the one to foot the bill which cost about 100k plus to covered the tank area. I did it all in name of reputation and member on Nairaland … sisi he didn’t pay ..

Fast forward to another 2-3 weeks again another message of leakage.. GOD why naa
My men rush down to site again BUT this time around it’s the Entrance posh … thank God the site supervisor and some workers are there and everyone saw it clearly that the Window design guys and some workers he engaged messed up with the roof of this verander porch ( bcs the place is not leaking since day one, until this men work there .. they messed up with the roof .. BUT guest WHAT my cleint said I should do it free again I said NEVER I will not do it but at the end of the day
… ( Rotech come again with his idea to please human being foolish me again)
I did it ooo my cleint did pay penny for it.. another ABOUt 30k again.
Going to 200k spent on what I don’t collect money for plus my old balance still with him which is 250k going to 450k now

Lastly
Before this time there was a day we argue about additional work which I said I will not do he started calling me a STUPID MAN not only once oo until I warned him use such language for me.
And I told him I will not do the said additional work but at the end of the day I still do it oo NO ADDITIONAL FEE . Then when I said he will go to nairaland I told him what he want he said I should do it works free ok I did it I move on ( he claimed I beg him here not to go to nairaland .. mr Akinola post your prove here where I beg yo.)

See at time if vendor or contractor try to settle matter amicably it’s not bcs the said person is timid oo … so get that straight to your head.

Since the last time we did this area, that is about 3weeks now nobody called to complains

Lastly this last Friday he called again roof again… what happens again … God this man will not kill me with what I don’t know about.
Well o told him my roofer will show up on Monday, today .. boom by 7:30 my roofer was on site , he did the checking on the said area he discovered that the tiler he gave work ( the cleint l) have messed up with the roof while tiling the parapet inner section.
Immediately he send me pics and video amd I called his supervisor to come over to see it but the man was too far to the site at that time. But sent him the pics and video amd he see it clearly that the cause it not from our end.
More so my roofer spoke with the pop guy( we know this guy in one of site in Benin we worked with the pop contractor) he tell my roofer that he told his oga that the design the cleint choose for those upper roof is too heave which can cause damage to the plank now or later but he said his oga look for another person to do the design and he only focused on another work there …. To him such heavy designs is good where the prop is steel.
This also has a little effect on the roof but not major as that of the messed up area by the TILER’s

I know you were not happy when I insisted about bringing other Nairalanders as artisans/subcontractors to join you on site, to work on their specialisation. I did that because I was not comfortable of u handling jobs like POP, electricals, plumbing , tiling etc outside your scope and what we agreed on ( carcass delivery)

Thank God, I insisted other workers needed to come in, if not your incompetency would not have been exposed early for correction… u will just be covering it all until it turns to disaster

I even compensated him by offering him a role to be a paid site supervisor, which he considered but started giving me rules and regulations that he has to control and direct all the works of the subcontractors…. And I said NO ….. u can not control their works because they are more knowledgeable/skilful in what they do but U should work along with them and point out to them if they are not following client specifications

…. because of the above, he refused the job and he started misbehaving afterwards…. Of course, I do not care …. I am the client, I do what is best for me …… am not begging him for work/fund/money …… but whatever need correction in the carcass/works he did must be corrected…. And not blame it on other artisans because he felt they took their jobs .

If u check my previous posts, I give positive review to contractors/artisan/sellers here and I also expose the fraudulent/incompetent ones especially after recurrent private discussion

This thread ought to have been opened weeks ago when an incompetency in one aspects of the work he did for me showed up …… but he begged me not to go online that he would fix which he did partially but I finished it privately myself without complaining further

Now, another issue about the roofing of the house he built has been a major and recurrent issue since the roof was installed 3 months ago despite paying him millions for this

The roof leaked recurrently, I had called his attention to it several times , his roofer has been to site more than 5 times to fix this roof but it kept leaking at different sites

I got an independent review on this roof job and I was told he did not use a good roof materials and enough wood to support the roof despite paying him several millions for roofing . One of his roofing staff carelessly confirmed the cause of this recurrent roof leakages in the presence of my supervisor, in one of their various visits to fix the roof .

I drew Rotecch attention to the root of this recurrent roof leakages …initially he argued as usual but later sent his roofer to go inspect and rectify issue . Rotecch also bought additional 2 by 2 wood to support the roof ( because my POP man on NL also confirmed lack of wood support to even hold POP)

Rotecch now went on, to proffer a solution, after recurrent roof leakages, that I should tell my tiler to lay tiles around the edges (parapet) of the roof area ( hidden roof) so that water will not leak/soak at the edges or spread to the middle of roof

I told him it is better for him to get his tiler to do that and I will pay them adequately because the roof already had issues and I do not want him to start passing blame unto my tiler afterwards. Rotecch refused saying his tiler were not in town and it will be months before they are back to town so I had no other choice to use mine ….. I couldn’t wait for months because it was raining and First floor roof POP
needed to start too

Now the roof edge ( Parapet) tiling is done as advised by Rotecch; the POP has started on the first floor . Rain fell and this same roof is still leaking in multiple places …. The roof that had been fixed by ROTECCH more than 5 times …. He collected over 2 million naira for this roof

My site supervisor notified him about this immediately, he said he would send his roofer to inspect in 3 days time. I , personally, notified Rotecch and plead that 3 days time in a rainy season is too long, that this rainwater is damaging the underlying POP … he did not care… at least he has collected his money

Now, after 3days, his roofer came there, inspected the roof, took some pictures/video and left the site .. As expected, Rotecch said damage was done by both tiler and POP installation…. I said how ?? …. He showed me a pic that looks like a damage in the middle of the roof FAR from the edges ( parapet) where the tiler worked, he said tiler stepped there . I said no, tiler NEVER went there… all there work was at parapet place ..

How did POP people cause leaking roof ?? Rotecch said the design I chose for that underlying room was too heavy thereby causing a damage on the roof …. Hmmm, thinking am an idiot or first time landlord… Note it is same POP man ( on NL) that I have been using since and he never said anything about heavy. Still cannot connect the leakage of ROOF and POP

Rotecch, I know u don’t care if my POP get damaged or roof leaked but I will be using your balance to rectify all the damages caused by your INCOMPETENCY …… and if u want us to discuss other fraud, malpractices and incompetency on my site here ranging from electricals…. Structural etc U can start it . I will expose u all

This thread ought to have been opened weeks ago when an incompetency in one aspects of the work he did for me showed up …… but he begged me not to go online that he would fix which he did partially but I finished it privately myself without complaining further

Now, another issue about the roofing of the house he built has been a major and recurrent issue since the roof was installed 3 months ago despite paying him millions for this

The roof leaked recurrently, I had called his attention to it several times , his roofer has been to site more than 5 times to fix this roof but it kept leaking at different sites

I got an independent review on this roof job and I was told he did not use a good roof materials and enough wood to support the roof despite paying him several millions for roofing . One of his roofing staff carelessly confirmed the cause of this recurrent roof leakages in the presence of my supervisor, in one of their various visits to fix the roof .

I drew Rotecch attention to the root of this recurrent roof leakages …initially he argued as usual but later sent his roofer to go inspect and rectify issue . Rotecch also bought additional 2 by 2 wood to support the roof ( because my POP man on NL also confirmed lack of wood support to even hold POP)

Rotecch now went on, to proffer a solution, after recurrent roof leakages, that I should tell my tiler to lay tiles around the edges (parapet) of the roof area ( hidden roof) so that water will not leak/soak at the edges or spread to the middle of roof

I told him it is better for him to get his tiler to do that and I will pay them adequately because the roof already had issues and I do not want him to start passing blame unto my tiler afterwards. Rotecch refused saying his tiler were not in town and it will be months before they are back to town so I had no other choice to use mine ….. I couldn’t wait for months because it was raining and First floor roof POP
needed to start too

Now the roof edge ( Parapet) tiling is done as advised by Rotecch; the POP has started on the first floor . Rain fell and this same roof is still leaking in multiple places …. The roof that had been fixed by ROTECCH more than 5 times …. He collected over 2 million naira for this roof

My site supervisor notified him about this immediately, he said he would send his roofer to inspect in 3 days time. I , personally, notified Rotecch and plead that 3 days time in a rainy season is too long, that this rainwater is damaging the underlying POP … he did not care… at least he has collected his money

Now, after 3days, his roofer came there, inspected the roof, took some pictures/video and left the site .. As expected, Rotecch said damage was done by both tiler and POP installation…. I said how ?? …. He showed me a pic that looks like a damage in the middle of the roof FAR from the edges ( parapet) where the tiler worked, he said tiler stepped there . I said no, tiler NEVER went there… all there work was at parapet place ..

How did POP people cause leaking roof ?? Rotecch said the design I chose for that underlying room was too heavy thereby causing a damage on the roof …. Hmmm, thinking am an idiot or first time landlord… Note it is same POP man ( on NL) that I have been using since and he never said anything about heavy. Still cannot connect the leakage of ROOF and POP

Rotecch, I know u don’t care if my POP get damaged or roof leaked but I will be using your balance to rectify all the damages caused by your INCOMPETENCY …… and if u want us to discuss other fraud, malpractices and incompetency on my site here ranging from electricals…. Structural etc U can start it . I will expose u all

I have to say I got one of the best customer services from this guy, Osi. Of course we had an issue initially, in which I transferred a down payment of 1m for tiles bought and he claimed he didn’t get credited, which was strange to me, then we put it on possibility of internet issues on that day so we decided to wait a little

2 days after, he claimed he had not gotten the money and my bank was telling me it was successful from their end, they even sent me a transaction receipt for successfully payment so I was confused thinking I have been duped but Osi went physically to his bank to confirm, allowed me to speak to his bank officers, sent me his bank email notification of non credit, all to allay the fear of being duped in me . He kept calling me everyday morning and night, to assure me all will be well

On the 3rd day, my bank sent me an email and apologised that my transaction was not actually successfully even though they told me earlier it was successful and that my money would be reversed

Oshi….. you a good man, and am sorry to have doubted u initially or even writing on your thread that I couldn’t reach u, not knowing u were busy, reason for you not answering me on time. Remember I am human and there are so many cases of internet fraud in our dear country
